Role

Summary:

The Estimator supports Skyline Restoration’s preconstruction and work-winning process by developing accurate scope understanding, organized pricing information, bid deliverables, and turnover-ready documentation. Depending on seniority, the role may support or lead takeoff, solicitation, bid leveling, permit or document coordination, scope review, proposal development, and handoff to operations. This position is expected to improve hit rate, pricing discipline, and the quality of information used to launch profitable work.

Responsibilities
  • Review plans, specifications, photos, site information, and related documents to understand scope and quantify work accurately.
  • Collect quotes, organize vendor and subcontractor input, compare pricing, and support leveling and commercial review.
  • Assemble bid forms, qualifications, inclusions, exclusions, schedules, and backup so submissions are complete and professional.
  • Maintain bid files, clarifications, addenda, permit documents, and preconstruction records with strong version control.
  • Prepare assumptions, scope notes, and handoff information that support a clean transition into operations.
  • Track due dates, priorities, and workload to ensure timely response to opportunities and internal requests.
  • Improve templates, databases, scope libraries, and lessons learned that strengthen estimating consistency and speed.
Scope and Decision Rights
  • Authority to prepare, organize, and communicate estimating and bid information within assigned scope and company standards.
  • Responsibility to elevate scope gaps, pricing uncertainty, document inconsistencies, schedule risk, permit issues, and competitive concerns early enough for leadership to act.
  • Shared decision-making with estimating leadership, operations, vendors, and business development on assumptions, bid strategy, solicitation follow-up, and handoff quality; final pricing authority remains with designated leadership.
Measures of Success:

Accurate scope capture, takeoff quality, and pricing organization

Timely, professional bid submissions and document control

Strong vendor follow-up and useful comparison of quotes or assumptions

Clean turnover information that supports profitable project startup

Improvement in estimating discipline, speed, and repeatability

Strong internal responsiveness and support for profitable work acquisition

Preferred Experience and Profile
  • Experience in estimating, bid coordination, drafting, permit coordination, preconstruction, or related construction support work aligned to the specific role level.
  • Comfortable reading plans, specifications, addenda, and scope documents and organizing information for pricing or submission.
  • Strong spreadsheet, document-control, and deadline-management discipline with good attention to detail.
  • Able to coordinate effectively with vendors, subcontractors, operations, and leadership under bid pressure.
  • Practical commercial judgment, urgency, and follow-through that improve estimating quality and handoff readiness.
