Location: New York

This is an (Intermediate) Project Designer or Architect who is responsible for the development and delivery of the drawing set. They manage the day‑to‑day assignments from the Principals in charge, who review their work and provide regular guidance.

A designer is a fully competent professional who is responsible for the coordination of construction documents, consultants, vendors as well as some client interface.

They regularly meet with the (Design) Principal and alert them of coordination issues that would impact the design, schedule, and/or the overall successful completion of the project. Depending on the scale, complexity, and schedule of projects they will work on two to four projects at a time.

They contribute to firm‑wide objectives to improve the quality of drawings, process, procedures and organization. They guide and mentor design and drafting staff.

PROJECT DESIGN RESPONSIBILITIES (OTHERS MAY BE ASSIGNED)
  • Interprets design objectives, in coordination with the Construction Team and Principals, and translates them into workable construction systems; maintains quality technical and design control.
  • Contribute to project conceptualization, sourcing vendors and materials, as needed.
  • Works closely with the Principal in charge to ensure the project team is adhering to schedule.
  • Communicates regularly with consultants and team members to ensure documents are coordinated; identifies issues that affect the design and works closely with the Construction Project Manager to propose solutions.
  • Prepares weekly project updates for the Client and the Principal(s).
  • Responsible for the preparation of design materials and construction documents throughout the design and construction phases of the projects.
  • Responsible for ensuring that records of client/architect/consultant/contractor relationships and activities are maintained.
  • Actively contributes to firm‑wide efforts to increase technical consistency and design efficiencies.
  • Contributes to determining project designs conform to building and zoning regulations.
  • Prepares Meeting Minutes.
  • Help train and mentor junior team members, if/when applicable.
CONSTRUCTION MANAGEMENT RESPONSIBILITIES (OTHERS MAY BE ASSIGNED)
  • Maintain Design spec budget through DD/CD and cross‑reference with FF+E budget worksheet.
  • Identify and track long‑lead items in Design spec and
  • Finalize finish material selections and pricing; review Design spec for completeness.
  • Generate and maintain submittal/shop drawing log; review and approve shop drawings (millwork, stone) and mock‑ups/on‑site samples (flooring, paint, tile).
  • Confirm delivered materials match approved submittals and log finish material deliveries in Design spec.
  • Distribute neighbor letters (in‑person if required) and conduct neighbor walkthroughs.
  • Print and distribute site document package and DOB drawings to jobsite.
  • Walk site twice weekly and issue field reports with key observations; monitor construction for quality control and conformity with drawings, including post‑demolition layout verification (snapped lines).
  • Maintain daily issues list in  and review weekly with Site Supervisor and Remote PM.
  • Attend (and eventually lead) weekly client meetings and participate in weekly internal coordination meetings (issues, 3‑week lookahead, client agenda).
  • Generate and manage internal punchlist (photograph, tag locations, assign to subs with due dates) and conduct final inspection with owner and construction leadership.
QUALIFICATIONS
  • Bachelor’s degree in Architecture required. Master’s degree in Architecture preferred.
  • 3+ years of architectural‑related experience, typical.
  • Must have solid conceptual and design process skills and good problem‑solving abilities.
  • Reasonable knowledge of construction standards and codes, materials, and building systems.
  • Experience using REVIT is required. Experience using Autocad is desirable.
  • Experience using ADOBE‑Suite is desirable.
  • Ability to communicate via hand sketching expected.
  • Demonstrated ability to effectively create presentations and communicate concepts to clients and associates using excellent drawing skills and various software applications.
