Real Estate Services (RES) DivisionThe RES division supports the operations of the City of New York by providing services for the City’s real‑estate needs. RES is responsible for space planning and management of 37 million square feet, citywide acquisitions (lease or purchase), sales and other dispositions of City‑owned real‑estate, architectural design and project management, zoning and land‑use analyses, disposition of 15 000 City‑owned lots, property valuation, and financial analysis of real‑estate transactions.
WorkplaceServices Unit
The Workplace Services Unit creatively applies space standards to projects in leased and City‑owned space while developing workplace strategies that improve office operations. It oversees architectural programs to ensure inclusive, inspiring design, coordinates office furniture systems and technologies, and provides project management for City‑owned interior buildouts. The unit supports the Real Estate Services Strategic Planning group by updating space standards to reflect current industry trends and best practices.
PortfolioSpecialist Responsibilities
The Portfolio Specialist serves as liaison to assigned City agencies and works to understand each agency’s operational real‑estate needs. Responsibilities include surveying the portfolio of City‑owned and leased properties, creating and updating architectural floor plans and furniture layouts in AutoCAD, developing architectural programs, and preparing front‑end planning documents.
Pre‑Design, Programming, and PlanningEvaluate city agency space requests, floor plans, employee rosters, and organizational charts to develop baseline Personnel and Equipment lists for assigned capital projects. Conduct qualitative and quantitative analyses to understand agency needs, revise PERSONEL and Equipment listings, and develop comprehensive architectural programs.
DesignWork with colleagues and directors to develop schematic drawings and related documentation, including precedent images, 2D and 3D sketches, key architectural elements, ceiling plans, lighting concepts, color palettes, and furniture selections. Consult with other units and agency representatives to evaluate and critique plans, ensuring viability, functionality, efficiency, and good design. Present concepts to client agencies for review and sign‑off.
Furniture Design, Coordination, and ProcurementManage or assist in space planning of furniture, selection, specification, and procurement for projects in leased and City‑owned space. Follow DCAS Space Standards and City Furniture Requirements Contracts. Create furniture packages, solicit vendor quotes, coordinate power, data, and furniture selections, and process purchase orders. Perform contract and general administration duties to coordinate deliveries and installations.
