Position: Senior Scheduling Manager, Schedule & Delay
Location: New York

Job Summary

DBI’s construction experts evaluate damaged structures and provide independent recommendations to clients in the insurance and legal industry. The Senior Scheduling Manager leads forensic delay analysis, construction schedule evaluation, and claims consulting. This role involves analyzing construction schedules, investigating project delays, and preparing expert-level reports to support insurance carriers and legal teams in resolving disputes.

Job Responsibilities
  • Conduct forensic delay analysis to assess project delays and disruptions.
  • Evaluate construction schedules (baseline, updates, and impacted schedules) to determine causes of project delays.
  • Assess and analyze builder’s risk and delay in completion insurance claims.
  • Review contracts, change orders, and project documentation for delay-related impacts.
  • Prepare detailed reports and presentations summarizing findings.
  • Work closely with attorneys, insurers, and contractors to provide expert analysis.
  • Assist in dispute resolution and claims negotiations.
  • Provide expert testimony when required.
  • Uphold DBI Consultants values, maintain confidentiality, and commit to continuous professional development.
  • Perform additional duties as assigned.
Required Qualifications
  • Bachelor’s degree in construction management, civil engineering, or a related field.
  • Minimum seven years of experience in construction scheduling, forensic analysis, and claims consulting.
  • Two years in a supervisory or quality review capacity overseeing work of others.
  • Advanced proficiency in Primavera P6 and other scheduling software.
  • Advanced understanding of critical path method (CPM) scheduling and forensic schedule analysis methodologies.
  • Advanced experience with insurance claims related to construction delays (builder’s risk, delay in completion, etc.).
  • Expert knowledge of contract documents, industry standards (AACE, SCL Protocol), and dispute resolution processes.
  • Excellent written and verbal communication skills.
  • Ability to work independently, manage others, and provide expert-level analysis under tight deadlines.
  • Experience working with insurance carriers and legal teams on construction claims.
  • Certification such as PMP, PSP (AACE), CCE, or equivalent is a plus.
  • Prior experience as an expert witness is a plus.
  • Exceptional organizational skills and professional demeanor.
Compensation & Benefits

Salary range: $100,000–$150,000, depending on experience and skill set. Employees receive the opportunity for two performance/profit‑based bonuses in June and December annually.

Working Conditions

This position often requires on‑site work at locations where property damage or loss has occurred, including disaster or catastrophe areas. Travel and work during evenings, overnight, and weekends may be required. The role may involve exposure to outdoor conditions such as extreme heat, cold, or precipitation, as well as indoor environments with noise, vibration, moving equipment, electrical currents, chemicals, fumes, odors, dust, or poor ventilation.

Activities & Requirements

Incumbent may be required to climb, balance, stoop, kneel, crouch, crawl, reach, stand, walk, push, pull, lift, and grasp. This may include lifting weights of up to 50 pounds, including a ladder. Willingness to travel on average +/- 30% of the workweek to accommodate meetings and other work‑related activities outside of normal daytime business hours.
