A privately held parent company with an expanding New York City real estate portfolio is seeking a Controller / CFO to oversee accounting, financial reporting, and strategic financial management for its real estate division. The portfolio includes approximately 40 properties across commercial, industrial/warehousing, storage/parking, and residential assets, collectively supporting over 75 tenants.
This executive-level role combines hands-on accounting oversight with strategic leadership responsibilities, including support for acquisitions, dispositions, financing, and portfolio-level decision-making. Deep knowledge of real estate entity structures (TICs, real estate LLCs) and NYC/NY State tax regulations is critical.
Key Responsibilities- Oversee the general ledger, monthly/quarterly close, and financial statement preparation across multiple real estate entities
- Implement and maintain property-level reporting, KPIs, and portfolio performance metrics
- Manage budgeting, forecasting, cash flow analysis, and variance reporting
- Develop and maintain internal controls, accounting policies, and process improvements
- Lead financial due diligence for acquisitions, dispositions, and financing transactions
- Ensure accurate accounting and reporting for TIC structures and real estate–owned LLCs
- Provide actionable insights and financial reporting to senior leadership and ownership
- Liaise with auditors, tax advisors, lenders, and investment partners
- Track and manage income tax filings, real estate tax reviews, and contestations
- Apply tax incentive and exemption programs (e.g., ICAP, ECSP, Brownfields)
- Ensure compliance with NYC and NY State real estate regulations
- Strengthen tenant application and onboarding processes
- Collaborate on lease agreements, modifications, and COI verification
- Support lease-up activity and manage tenant insurance compliance
- Oversee annual insurance renewals and tenant risk management
Required
- Bachelor’s degree in Accounting, Finance, or related field
- 7+ years of progressive accounting and tax experience, with at least 3–4 years in real estate
- Strong knowledge of GAAP and real estate–specific accounting practices
- Experience with TICs, real estate LLCs, and NYC/NY State tax regulations
- Experience with real estate accounting software such as Yardi
Preferred
- CPA strongly preferred
- MBA or Master’s in Accounting a plus
- Proven leadership and executive-level management capabilities
- Strong analytical skills with attention to detail
- Ability to manage multiple priorities in a fast-paced environment
