Overview
Primarily responsible for working with customers interested in identifying and obtaining permanent FHA/VA and conventional mortgage loans and other residential mortgage programs that best meet the customer’s financial needs and objectives, adhering to the requirements of federal registration under the SAFE Act.
Primary Responsibilities- Interview applicants to collect and analyze income, assets, debts, credit data, and needs to determine loan risk and eligibility.
- Obtain and analyze pertinent financial and credit data.
- Assess applicant credit worthiness independently and issue pre‑qualification statements.
- Determine which mortgage products best meet customers’ needs and advise on advantages and disadvantages of options.
- Make recommendations for alternative bank products as needed.
- Cultivate new mortgage business, market, service, and promote the bank’s mortgage products.
- Solicit residential first mortgages through contacts with Realtors, builders, and developers.
- Travel and visit prospective customers’ homes or business locations and make follow‑ups.
- Negotiate loan terms and conditions with mortgagors and bind the bank as authorized.
- Ensure lending compliance with all origination procedures, policies, and regulatory requirements.
- Advises management on compliance strategies and potential policy modifications.
- Monitor market trends and regulatory changes affecting private and government‑insured mortgages.
- Represent the bank in community functions and promote additional business through seminars.
- Associate’s degree and 2 years sales experience, OR
- Combined minimum of 4 years higher education and/or relevant work experience, including a minimum of 2 years sales experience.
- Thorough knowledge of FHA/VA regulations, conventional loan requirements, and real estate law.
- Technical skills: personal computer and mortgage department software proficiency.
- Proven sales ability.
- Strong mathematical skills.
- Self‑motivated and well‑organized.
- Excellent verbal and written communication skills.
- Ability to interact with individuals at all income levels in a professional manner.
- Demonstrated ability to work independently and see details through to completion.
- Ability to work under critical time constraints.
Commission‑based compensation; a draw will be advanced.
