Aboutthe Role
We are seeking a Senior Associate to join our Acquisitions team and spearhead a major part of our underwriting and acquisition efforts across equity and debt opportunities on our development and investment platform. This is a hands‑on, analytically demanding seat for a seasoned professional who has underwritten across the full range of New York City asset classes and has worked on both the equity and debt sides of the table.
This role carries real ownership. You will drive underwriting from first look through closing, own the financial models that inform our investment decisions, interface directly with lenders and capital partners, and present your work to senior leadership. We are looking for someone who can operate independently, exercise judgment, and elevate the rigor of the entire underwriting process. Very strong technical skills are essential and will be tested throughout the interview process.
You must be able to build financial models and analyses entirely from scratch — without relying on pre‑built templates or AI tools. We want to see how you think, structure a model, and solve problems on your own.
- Spearhead the underwriting of acquisition and development opportunities from initial screening through closing and exit, across all major NYC asset classes including residential condominium development, multifamily, office, retail, and mixed‑use
- Own and manage sophisticated Excel‑based financial models, including development proformas, joint venture equity structures, and complex waterfall/promote distribution models
- Underwrite and structure both equity and debt across the capital stack, including construction loans, mezzanine financing, preferred equity, and other credit products
- Build and maintain relationships with lenders, debt funds, mortgage brokers, equity partners, and capital markets professionals
- Evaluate NYC zoning, including FAR, height, use, bulk, and entitlement considerations, and translate them into investment implications
- Analyze and model the impact of NYC tax abatement and incentive programs, including 485‑x, 467‑m, and similar programs
- Prepare and present investment memoranda and recommendations to senior leadership and investment committee
- Drive and coordinate due diligence, including review of zoning analyses, budgets, leases, consultant reports, and legal documentation
- Mentor and review the work of junior analysts and interns, helping raise the analytical standard across the team
- Minimum 4 years of experience underwriting real estate transactions in the New York City market across all major asset classes, including residential condominium development, multifamily, office, retail, and mixed‑use
- Demonstrated experience working on both equity and debt deals, with the ability to underwrite and structure across the full capital stack
- Exceptional technical and modeling skills, with the ability to build models and analyses entirely from scratch — no reliance on pre‑built templates or AI tools (these skills will be tested throughout the process)
- Advanced Excel proficiency, including demonstrated expertise in development modeling and waterfall/promote structures
- Direct experience on the debt / credit side, whether through a debt fund, mortgage brokerage, lender, or capital markets role
