Established in 2001, the Urban Investment Group (UIG) within Goldman Sachs Asset & Wealth Management makes tax credit equity investments, real estate investments and loans, and provides senior loan facilities in order to empower underserved communities and enable long‑term equitable growth. UIG manages the investing and lending strategies for GS Bank USA’s Community Reinvestment Act requirements and the firm’s investments in Opportunity Zones, and is a significant contributor to the firm’s One Million Black Women and 10,000 Small Businesses initiatives.
Real estate investments range from opportunistic ground‑up development to core plus acquisitions of affordable and workforce housing portfolios. UIG has committed over $25 billion to create access to affordable housing, healthcare, education, and capital for low‑income people and small businesses.
We are seeking an Associate to join the Acquisitions team in New York.
Key Responsibilities- Source and lead the evaluation of potential investment opportunities by reviewing a project’s social impact, financial projections, evaluating risk, proposing terms, and modeling returns
- Develop and nurture relationships with sponsors, private, public sector and not‑for‑profit partners, LIHTC developers and syndicators, community development organizations, and trade organizations
- Execute deals, which includes sourcing opportunities, underwriting, negotiating term sheets and legal documents, presenting to internal investment committee, and working with various internal teams such as Legal, Tax, Compliance, Controllers and Credit
- Work with the asset management team for investments, including monitoring construction, financing and leasing activity, overseeing Section 42 and other tax compliance, tracking overall portfolio performance and risk, and working with partners on successful execution of business plans
- Build and maintain strong relationships with existing and new partners through frequent client calls and industry conference attendance. Participate in industry‑wide initiatives to build pipeline and capacity for the team
- Provide technical training to more junior team members, and support for their development and growth within the team and firm
- At least 2‑3 years of work experience in Investment Banking, real‑estate debt, tax credit investing, or impact investing
- Passion for impact investing and real‑estate
- Desire to work as part of an inclusive and diverse team
- Interest in working collaboratively with the public sector, spanning municipal, state, and federal government, and navigating any resulting complexities
- Demonstrated leadership skills, strategic thinker, and ability to work independently
- Ability to successfully adapt to change, manage conflicting agendas, and navigate complex relationships, transactions, and deal structures
