Real Estate Debt - Investment Associate

A leading investment firm is seeking a Real Estate Private Credit Investment Associate to join its growing investment platform in New York
. The team invests across the capital structure, providing customized financing solutions for commercial real estate sponsors and owners nationwide.

This is an excellent opportunity for a motivated investment professional with experience in real estate lending, underwriting, credit investing, debt origination, or structured finance to play an active role throughout the investment lifecycle. The Associate will work on a broad range of transactions across multiple property types, including multifamily, industrial, office, retail, hospitality, self-storage, mixed-use, and specialty sectors.

• Evaluate and underwrite prospective real estate debt investments across a variety of property types and markets.
• Perform detailed financial analysis, cash flow modeling, sensitivity analysis, and stress testing.
• Analyze property-level operations, sponsor quality, market fundamentals, business plans, and collateral value.
• Assist in structuring loans and credit investments, including senior mortgages, mezzanine loans, bridge loans, construction financing, preferred equity, and other structured credit opportunities.
• Support transaction execution, including due diligence, third-party report review, legal documentation, and closing processes.
• Prepare investment memoranda and present recommendations to senior investment professionals and investment committees.
• Monitor existing portfolio investments, including financial performance, covenant compliance, risk assessment, and asset-level developments.
• Work closely with originations, asset management, capital markets, and portfolio management teams.
• Maintain relationships with borrowers, sponsors, brokers, lenders, and other industry participants.
• Contribute to market research and thematic investment analysis across sectors and geographies.

• Bachelor's degree in Finance, Real Estate, Economics, Accounting, or a related discipline.
• Approximately 2–5 years of relevant experience in:
• Debt originations
• Structured finance
• Debt funds, banks, insurance companies, or alternative asset managers
• Strong understanding of commercial real estate fundamentals and credit analysis.
• Experience underwriting a variety of property types and transaction structures.
• Advanced financial modeling and analytical skills.
• Proficiency in Excel and real estate underwriting methodologies.
• Strong written and verbal communication skills.
• Ability to manage multiple transactions simultaneously in a fast-paced environment.
• Demonstrated attention to detail and sound investment judgment.

• Experience underwriting transitional, value-add, bridge, construction, or structured credit investments.
• Exposure to institutional-quality commercial real estate sponsors and transactions.
• Familiarity with debt capital markets and commercial real estate financing structures.
• Progress toward or completion of CFA, CAIA, ARGUS, or similar professional credentials is a plus.
