Associate Director, CPACE Transaction Management
Nuveen Green Capital (NGC) is a leading provider of C‑PACE financing, supporting commercial real estate new construction, rehab, and retrofit projects. The Associate Director, CPACE Transaction Management plays a critical role in all phases of project development, including loan origination, transaction management, and underwriting.
Underwriting Responsibilities- Prepare term sheets for early-stage deals and assist with presentation materials.
- Lead deal structuring negotiations, demonstrating value-added benefits of C‑PACE to borrowers and senior lenders.
- Leverage third‑party market research (e.g., CoStar) to support underwriting assumptions.
- Identify transaction risks and track exceptions to underwriting criteria.
- Draft and present credit memos to obtain credit approval, collaborating with the credit team to resolve concerns.
- Complete loan files accurately and thoroughly.
- Manage a diverse pipeline of C‑PACE projects, prioritizing critical next steps.
- Communicate internally with originations, credit, legal, and asset management teams and externally with clients, partners, developers, brokers, and mortgage lenders to keep the deal team on track for milestones and closing.
- Coordinate with mortgage holders, where applicable, to obtain consent for C‑PACE financing.
- Prepare background materials and presentations for client meetings.
- Increase market awareness of Nuveen Green Capital.
- Elevate customer experience by creatively solving challenges and supporting the organization’s mission.
- Coach and review work of junior professionals to ensure high quality and timely completion.
- Minimum 3+ years of commercial real estate construction underwriting experience (5+ years preferred).
- Preferred graduate degree (Master’s or MBA) related to commercial real estate.
- Demonstrated interest in sustainability and/or clean energy deployment.
- Experience with financial structuring of commercial real estate construction/development projects.
- Relevant skills: accountability, adaptability, clean‑energy acumen, collaboration, commercial mindset, consultative communication, continuous improvement, executive presence, stakeholder engagement.
Competitive base salary ($119,000–$188,000 per year, dependent on experience) with potential incentive components. Comprehensive total rewards package includes retirement, health and wellness benefits, and other financial well‑being programs.
