Role SummaryThe Associate on the Asset Management team will be the analytical anchor of a team charged with maximizing property values through operations (leasing, capital, development & redevelopment) and capital markets (financings, dispositions, etc.) in close collaboration with the Blackstone Asset Management team. This position is partly investment-oriented, involving dispositions, refinancings, and underwriting.
Essential Job Functions- Financial Goals – Act as a strategic and analytical thought partner to Asset Management Directors and VPs on all financial matters related to the portfolio’s success.
- Business Planning – Create and maintain business plans with Region Leads aligned with property vision, objectives, and operating plans.
- Strategic Financial Analysis – Drive hold/sell, cap‑ex, major lease, and contribution/funding analyses as directed.
- Investment Analyses – Evaluate total investment return, leverage strategies, cash‑flow forecasting, asset sales timing and values, and distribution forecasting.
- Dispositions and Debt Transactions – Support underwriting, due diligence, and closing for dispositions and debt transactions, coordinating with buyers, lenders, attorneys, and brokers.
- Liquidity / Cash Management – Run cash models, monitor cash‑management indicators, and report to leadership.
- Organization and Communication – Drive organization and communication of key work products and updates.
- Cross‑functional Collaboration – Coordinate with Leasing, Construction/Development, Property Management, Accounting, and FP&A.
- High comfort with Argus Enterprise, preferably with retail experience.
- Exceptional Excel and financial modeling skills, including IRR, NPV, and other real‑estate metrics.
- Ability to interpret lease agreements, loan documents, and legal documentation.
- Ability to work independently, handle multiple projects, meet deadlines, and thrive in a collaborative team across geographies.
- Strong attention to detail and zero‑defect analysis.
- Bachelor’s degree in real estate, engineering, mathematics, economics, finance, business, or other quantitative fields.
- Minimum of 4 years of experience within an investment bank, brokerage, or real‑estate investment firm.
- Proficiency in Microsoft Word and PowerPoint.
Benefits include health insurance coverage, retirement savings plan, paid holidays, and paid time off (PTO). Base compensation range: $125,000 – $150,000. Additional total direct compensation and benefits described above are subject to terms and conditions of governing plans and policies.
