The Managing Director of Investments will serve as a senior investment leader and trusted advisor to the CEO, with primary responsibility for identifying, evaluating, structuring, and executing investments across AIB Data Centers and the CEO’s broader portfolio of strategic opportunities.
The role will maintain a core focus on data centers, digital infrastructure, real estate, power, energy, and related assets, while also evaluating investments across other industries that fall within the CEO’s purview. This individual will have significant ownership of the entire investment lifecycle—from market identification and opportunity sourcing through underwriting, diligence, negotiation, closing, and post-investment oversight.
The Managing Director will be expected to bring deep real estate investment experience, strong financial and commercial judgment, and the ability to independently lead complex transactions. This person will work directly with the CEO and coordinate closely with finance, legal, compliance, development, operations, and external investment partners.
Key Responsibilities Investment Leadership and Strategy- Partner directly with the CEO to define and execute the investment strategy for AIB Data Centers and other portfolio opportunities.
- Serve as the senior point of ownership for investment sourcing, evaluation, underwriting, transaction execution, and portfolio monitoring.
- Develop investment theses across data centers, real estate, digital infrastructure, power, energy, and other strategic sectors.
- Independently assess opportunities and provide clear recommendations regarding whether, how, and under what conditions AIB or its affiliated entities should proceed.
- Establish investment criteria, underwriting standards, approval processes, and portfolio performance expectations.
- Advise the CEO on capital allocation, market entry, acquisitions, joint ventures, development opportunities, and asset dispositions.
- Build and maintain a high-quality pipeline of proprietary and market-sourced investment opportunities.
- Develop senior-level relationships with property owners, developers, brokers, lenders, private equity firms, institutional investors, infrastructure funds, utility providers, operators, and strategic partners.
- Represent AIB and the CEO in investment discussions, negotiations, industry forums, and meetings with prospective partners.
- Identify off-market acquisitions, joint ventures, development sites, operating platforms, and other strategic opportunities.
- Monitor market conditions, valuations, capital flows, technology developments, and competitive activity.
- Lead the evaluation of land, operating facilities, development projects, and other real estate assets for data center or broader investment purposes.
- Assess power availability, utility capacity, fiber connectivity, zoning, entitlements, environmental conditions, development costs, tax incentives, construction timelines, and market demand.
- Evaluate acquisitions, ground-up developments, sale-leasebacks, joint ventures, structured investments, and other real estate transaction models.
- Review lease structures, purchase agreements, development agreements, financing arrangements, and partnership economics.
- Apply deep knowledge of real estate valuation, development, financing, asset management, and market fundamentals to investment decisions.
- Direct the preparation and review of sophisticated financial models, valuation analyses, return scenarios, capital structures, and sensitivity analyses.
