Responsibilities
- Support loan origination, transaction management, underwriting, and project development for C-PACE financing
- Prepare term sheets for early-stage deals and assist with presentation materials
- Manage deal-structuring negotiations and explain PACE's value in development project capital stacks
- Use third-party market research, such as CoStar, to support underwriting assumptions
- Identify transaction risks and track exceptions to underwriting criteria
- Draft and present credit memos for credit approval
- Interface with the credit team to resolve underwriting concerns
- Complete loan files accurately and thoroughly
- Lead a diverse pipeline of C-PACE projects and prioritize impactful next steps
- Coordinate with originations, credit, legal, asset management, clients, and partners to meet milestones and closing
- Work with mortgage holders to obtain consent for C-PACE financing
- Support relationships with developers, brokers, mortgage lenders, and other industry stakeholders
- Prepare for client meetings and develop background materials and presentations
- Increase market awareness of Nuveen Green Capital
- Solve challenging problems and support a positive customer experience
- Coach and review lower-level professionals' work
- Minimum of 3+ years of commercial real estate construction underwriting experience
- 5+ years of commercial real estate construction underwriting experience preferred
- University degree preferred
- Master's/MBA related to CRE preferred
- Experience with financial structuring of commercial real estate construction/development projects preferred
- Demonstrated interest in sustainability and/or clean energy deployment preferred
- Ability to prepare term sheets and credit memos
- Experience leveraging third-party market research such as Co Star
- Ability to identify transaction risks and track exceptions to underwriting criteria
- Ability to complete loan files accurately and thoroughly
- Ability to manage complex commercial real estate project pipelines
- Ability to collaborate with originations, credit, legal, asset management, clients, and partners
- Ability to coach and review the work of lower-level professionals
Demonstrates expertise in commercial real estate construction underwriting, including financial structuring and risk assessment, while effectively managing diverse project pipelines and collaborating with various stakeholders to ensure successful loan origination and transaction management.
