The RoleThis is a specialized risk and insurance role embedded in a mission-driven affordable housing owner, developer, and property manager operating exclusively in the Bronx. The organization manages a substantial portfolio of residential properties while simultaneously running active construction and rehabilitation projects, which means the insurance and risk landscape here is genuinely complex, spanning general liability, builders risk, workers compensation, property coverage, and more.
The person coming into this role will own the insurance function day to day, working closely with leadership, project managers, and external brokers to make sure the right coverage is in place, claims are handled properly, and risk is being managed proactively rather than reactively.
This is not a compliance-checkbox role or a support position. The expectation is that you come in with real fluency in real estate and construction insurance, and that you can operate with significant independence.

- The internal subject matter expert across a mixed portfolio of property management and active construction
- A role that requires both technical insurance knowledge and practical judgment

- A corporate risk management role inside a large institution with a team beneath you
- A broker-side or advisory role where you are managing client relationships from the outside
- An entry-level or generalist HR/compliance hybrid
- A role where the work is well-defined and handed to you
- Meaningful hands-on experience managing insurance programs for real estate portfolios and active construction projects, including builders risk, general liability, property, and workers compensation
- Comfort working directly with brokers and carriers, reviewing policy language, and identifying gaps or misalignments in coverage
- Experience managing claims from notice through resolution, without needing to escalade every decision
- Familiarity with certificate of insurance management, including reviewing and enforcing contractor COIs and endorsements
- Strong organizational instincts, this portfolio has a lot of moving parts and you will need to track renewals, audits, and project-specific coverage requirements without dropping anything
- The disposition to ask questions, flag problems early, and recommend solutions rather than wait for direction
- A degree is not required if your track record speaks for itself
- Manage and coordinate all insurance renewals across the property management and construction portfolios, working with the company's broker to ensure coverage is complete and competitively structured
- Review policy terms, endorsements, and exclusions and flag concerns to leadership in plain language
- Coordinate builders risk and related coverage for new development and rehabilitation projects from inception through close-out
- Review contractor and subcontractor insurance requirements and certificates before work begins, and monitor compliance throughout the project
- Work with project managers to identify risk exposures at the project level and ensure appropriate coverage is in place
- Serve as the internal point of contact for all claims across property and construction, coordinating with carriers, adjusters, and legal counsel as needed
- Track open claims, monitor progress, and keep leadership informed on exposure and resolution timelines
- Identify patterns in claims activity and bring recommendations to reduce frequency or severity
- Maintain the organization's certificate of insurance tracking system, ensuring all vendors and contractors meet coverage requirements before and during engagement
- Support due diligence processes on acquisitions or new projects that involve insurance review
- Keep current on regulatory and market changes that affect the organization's coverage obligations or risk profile
- Report to senior leadership on insurance spend, claims activity, and risk exposures in a format that is useful for decision-making
