Janitorial Supervisor – Friday through Sunday

Shift: Friday through Sunday from 6:00am to 4:00pm

• Supervise, schedule and assign the cleaning staff in the daily interior cleaning of the building, including emptying waste receptacles, debris and trash removal, vacuuming/shampooing floors and carpets, dusting and cleaning furniture, cleaning and restocking restrooms, washing walls, polishing, mopping floors, cleaning up spills, placing down mats/runners in inclement weather, cleaning windows and window coverings in accordance with established procedures.
• Assign tasks and inspect building areas to ensure work is done properly, issue supplies and equipment, and conduct inventory of materials to ensure adequate supplies are always present.
• May conduct or assist with the screening and hiring of job applicants, training new and experienced employees, conducting performance reviews, and making recommendations to management on promotions, transfers, or dismissals.
• May be required to prepare and present reports concerning occupancy of rooms, hours worked, staff assignments, tasks/duties performed, and department expenses.
• May be required to supervise and assist with the performance and scheduling of exterior building and premises cleaning, snow removal, and basic maintenance, including exterior walls and windows, parking lots and structures, walkways/paths, gardens and lawns, pools/spas, curbs/gutters, exterior hallways and stairwells.
• May be required to assign staff to assist with minor maintenance and repair work, including painting, replacement of light bulbs and fixtures, replacement of windows, moving furniture and equipment, repairing doors and gates, minor landscaping and related upkeep and repairs, and simple plumbing and fixture repairs/replacements.
• May supervise or perform other assigned duties depending on building, facility, and client needs, including gardening and lawn care, cleaning/maintaining outdoor furnishings, assisting with inventory control and supply ordering, snow removal, and assisting with tenant moves.
• Promptly respond to and notify management of spills and emergency situations, need for major and minor building/facility repairs, lights that are out or broken, broken equipment and fixtures, damaged structures, ruptured pipes/plumbing, problems with heating/cooling and ventilation, and any other observable safety issues/concerns.
• Ensure proper and safe operation (including training) of cleaning equipment, snow removal equipment, tools, devices, chemical/cleaning agents, including mops, vacuums, electric polishing machines, power tools, and special cleaning solutions to efficiently perform duties and avoid harming floors, fixtures, individuals, building staff, and the environment.
• Organize and maintain all Safety Data Sheets (SDS’s) for cleaning products, solvents and materials as required. Ensure staff has been trained appropriately and understands the Hazard Communication Program and utilizes the appropriate safety gear (eye protection, hearing protection, gloves, aprons, etc.). Dispose of cleaning agents and chemicals in an environmentally friendly way in accordance with the SDS and governing bodies.

• High school diploma or GED is preferred.

• A minimum of 2 years related experience, preferably at the supervisory level.

• Basic mechanical knowledge.
• Must be able to follow and provide both oral and written instructions.
• Must be able to follow through and carry out work orders and coordinate and schedule others to perform such work.
• Ability to supervise and yet work collaboratively with others.
• Must be reliable, thorough, observant, very organized, flexible and courteous.
• Strong proficiency with MS Office Suite (MS Word and Excel) and Work Order System.

This job operates in a professional office environment. This role routinely uses standard office equipment such as computers, phones, photocopiers, filing cabinets and fax machines. Regularly required to travel between properties in varying weather conditions.

• Must have ability to stoop, stand, climb, frequently lift a minimum of 50 lbs. of equipment (pumps, tools, ladders) and safely install rigging/lifting devices.
• Regularly required to crouch and reach to install/move equipment by bending forward at the waist or by bending legs and spine.
• Involves movement between departments, floors, and properties to facilitate work.

• Ability to read and understand information presented orally and in writing.
• Regularly required to utilize vision abilities, allowing reading of printed material, drawings, and schematics.
