I. Position Summary

The Porter is a critical member of the maintenance team responsible for ensuring the excellent appearance, cleanliness, and security of the entire property, including all interior common areas, exterior grounds, and essential utility spaces. This role requires diligence, strict adherence to safety protocols, and prompt reporting of all conditions that compromise the building or its residents.

II. Essential Duties And Responsibilities
  • Comprehensive Cleaning and Maintenance
  • Maintain the entire building—including the interior, exterior, roofs, hallways, basement areas, compactor, and utility rooms—in a clean and presentable condition at all times.
  • Perform routine cleaning, including sweeping and mopping public areas (hallways, stairwells, vestibules, entrance lobbies) at least three times per week.
  • Remove graffiti and clean blemishes on walls promptly.
  • Manage waste logistics, including properly bagging and storing all rubbish and recycling and placing them at the curb on designated days.
  • Coordinate with the Superintendent/Handyman for the removal of bulk items.
  • Inspection, Security, and Reporting
  • Conduct daily inspections of all common spaces for functionality and damage, including doors, lighting, walls, banisters, intercoms, and exterior sidewalks.
  • Inspect the roof daily/weekly for drainage issues, debris, and proper ventilation fan operation.
  • Check utility rooms and basement areas for cleanliness, tampering, leaks, and proper function of equipment (e.g., pipes, valves, radiators).
  • Immediately report all issues—especially incidents involving gas leaks, security breaches, suspicious activity, or any condition compromising safety—to the ELH Maintenance LLC office and the Property Manager.
  • Notify the Property Manager or designated staff immediately of any violations issued by government agencies or insurance carriers.
  • Operational and Work Coordination
  • Schedule Adherence:
    Diligently adhere to the daily schedule for cleaning and inspection assignments as provided by the Super or Property Manager.
  • Logistical Support:
    Maintain inventory of cleaning supplies and report shortages to the Super or Manager.
  • Team Coverage:
    Assist coworkers on special projects and provide full cleaning coverage for a coworker's building when they are on vacation or absent.
  • Rotation:
    Due to project size, Porters are required to rotate buildings every six months to ensure comprehensive performance evaluation.
  • Maintain records on service requests, purchases, and equipment warranties.
  • Minor Repairs (Under Supervision)
  • Under the direction of the Property Manager or Super, assist with minor repairs, including but not limited to: o Minor plumbing repairs (leaky faucets/pipes, clearing minor clogs).
  • Electrical repairs (toggle switches, outlets). oMinor plastering, sheetrock, and tile repairs.
  • Replacing fixtures, floor tiles, and door hardware.
  • Radiator maintenance and painting touch-ups.
III. Physical and Safety Requirements

Physical Requirements
  • Ability to stand for extended periods of time.
  • Frequent movement is required, including walking, sitting, stooping, kneeling, crouching, and bending at the waist.
  • Must be able to move up and down (e.g., stairs, ladders).
  • Ability to lift and carry items weighing up to 25 pounds, or lift items in excess of 25 pounds with a lift assist.
Safety Responsibilities
  • Play a critical role in maintaining a safe environment for all occupants.
  • Strictly follow all safety procedures and utilize appropriate Personal Protective Equipment (PPE).
  • Adhere to OSHA regulations and cooperate fully with safety inspections.
  • Ensure the safe use and storage of all chemicals and only operate equipment after receiving proper training.
