POSITION SUMMARYESRT is seeking a Chief Engineer who will work closely with the Property Manager and management team to oversee building technical operations and project work in accordance with the Landlord’s requirements. The Chief Engineer is responsible for supervising the building engineer staff, maintenance of building equipment, preventive maintenance, outsourced contracts, tenant service coordination, support for leasing and TI projects, expediting special projects as directed, and responding to all building emergencies.
RESPONSIBILITIES- Building Operations & Tenant Coordination: Serve as the engineering representative and liaison with tenants and property management, ensuring services align with lease obligations and ESRT standards.
- Maintain positive tenant relationships by timely responding to requests, coordinating repairs, and documenting work in the work order system.
- Identify and report common area maintenance deficiencies and initiate corrective action.
- Perform regular inspections of common areas and mechanical/electrical rooms; generate work tickets as required.
- Fire Life Safety & Compliance: Maintain a current Fire Life Safety Director Certificate of Fitness (F-89) as required; maintain fire department logs for fire alarm, sprinkler, and standpipe systems; ensure compliance with safety procedures; test and maintain emergency equipment.
- Building Systems & Preventive Maintenance: Oversee operation of HVAC, electrical, plumbing, and related systems; direct and monitor preventive maintenance programs using the CMMS; maintain maintenance records; troubleshoot to minimize downtime; partner with other Chiefs on inspections and regulatory compliance.
- Construction, Renovations & Controls: Review and coordinate tenant construction activities for compliance; procure and maintain drawings and documentation; inspect work and prepare punch lists; supervise controls-related projects and coordinate restoration post-construction.
- Contractor & Vendor Management: Provide technical oversight for large repair and maintenance initiatives and capital projects; participate in planning and reviews; support long-term capital planning; supervise contractors and ensure code/compliance adherence; maintain vendor contact directory; ensure proper disposal of materials.
- Energy & Sustainability: Monitor energy usage and assist with energy management strategies; identify efficiency improvements and report on preventive maintenance opportunities and cost controls.
- Management & Administration: Supervise engineering staff via the CMMS; ensure staff are equipped and trained; assign, track, and close work orders; provide clear instructions; participate in hiring, training, scheduling, evaluation, and performance counseling per union agreements; review time sheets and overtime; use payroll systems as applicable.
