Salary: $5,000 - base, and commission $5,000-$20,000 (each installation)

About the Role

We are a fast-growing food & retail concept expanding through shopping mall kiosks and small-format locations across the United States. We are looking for an experienced Real Estate Manager to lead site selection, lease negotiations, and landlord relationships with major mall operators.

This role is critical to our national expansion strategy and requires deep experience working with shopping centers, mall owners, and kiosk programs.

Key Responsibilities Mall & Kiosk Development
  • Identify, evaluate, and secure kiosk and inline retail locations in shopping malls
  • Work directly with mall operators and leasing teams
  • Manage relationships with national and regional mall owners
  • Navigate mall kiosk programs, temporary leases, and permanent placements
Site Selection & Analysis
  • Analyze foot traffic, visibility, adjacencies, and customer flow
  • Evaluate sales potential per square foot for kiosk formats
  • Coordinate site tours, proposals, and internal approvals
  • Prepare ROI models and location scorecards
Lease Negotiation & Contracting
  • Negotiate lease terms including:
  • CAM & utilities
  • Lease term & renewal options
  • Tenant Improvement (TI) allowances (when applicable)
  • Review kiosk license agreements and short-form leases
  • Coordinate lease execution with legal and finance teams
Cross-Functional Coordination
  • Work closely with:
  • Legal (lease review)
  • Finance (budgeting & ROI)
  • Construction / Operations (build-out & opening)
  • Ensure smooth handoff from lease signing to opening
Requirements Experience
  • 3–7+ years of experience in:
  • Mall leasing or kiosk programs
  • Proven track record of closing deals in U.S. shopping malls
  • Experience working with:
  • Shopping mall operators
  • Kiosk and temporary retail formats
Skills & Knowledge
  • Strong understanding of:
  • Mall leasing structures
  • Kiosk vs inline store economics
  • Foot traffic analysis
  • Ability to manage multiple deals simultaneously
  • Strong financial and analytical mindset
Preferred Qualifications
  • Existing relationships with mall owners or brokers
  • Experience scaling multi-unit retail or QSR brands
  • Familiarity with national mall operators
  • Experience launching 10+ locations per year
