Cedar Grove Capital (the parent company of CPMS) is seeking an experienced Asset Manager to join our team in Woodmere, NY. This role will take direct ownership of a Class B/C multifamily portfolio, driving value-add strategies, overseeing property performance, and ensuring alignment with CGC's investment objectives. The ideal candidate is a seasoned real estate professional who thrives in a fast-paced, entrepreneurial environment and brings a high degree of accountability, analytical rigor, and operational expertise.
Key Responsibilities- Develop and execute asset-level business plans to maximize property value and investment returns across a Class B/C multifamily portfolio.
- Conduct regular portfolio reviews, benchmarking performance against underwriting assumptions, market trends, and investment targets.
- Identify and implement value-add opportunities, including operational improvements, capital projects, and repositioning strategies.
- Oversee annual budgeting and forecasting processes for all properties under management.
- Analyze monthly and quarterly financial statements, variance reports, and cash flow projections.
- Manage capital expenditure planning and track spend against approved budgets.
- Prepare and deliver all lender-required financial reports in a timely and accurate manner, ensuring compliance with loan covenants and reporting obligations.
- Serve as the primary point of contact for third-party and in-house property management teams, driving accountability and operational excellence.
- Monitor KPIs including occupancy, NOI, collections, and expense ratios, and implement corrective action plans where needed.
- Ensure high standards of tenant satisfaction and property maintenance across the portfolio.
- Maintain strong relationships with lenders, servicers, brokers, and equity partners.
- Support acquisition underwriting and due diligence efforts as needed.
- Collaborate with legal, accounting, and investor relations teams on reporting and compliance matters.
- Work closely with senior leadership to align portfolio strategy with firm-wide investment objectives.
- Contribute to a culture of performance excellence, continuous improvement, and accountability.
- Bachelor's degree in Real Estate, Finance, Business, or a related field.
- Minimum of 10 years in real estate, with at least 5 years in an asset management role focused on multifamily.
- Demonstrated experience managing Class B/C multifamily assets through the full investment lifecycle.
- Proven track record overseeing budgets, financial reporting, and lender compliance.
- Experience with value-add business plans and operational turnaround strategies is strongly preferred.
- Strong financial modeling, analytical, and reporting capabilities.
- Excellent written and verbal communication skills.
- Ability to manage multiple assets and priorities simultaneously without sacrificing quality.
- Self-motivated, proactive, and highly accountable.
- Comfortable operating independently in a lean, entrepreneurial environment.
- High degree of integrity and commitment to ethical business practices.
