Director of Asset Management (52468)# Director of Asset Management WYCKOFF AVENUE - BROOKLYN, NY 11237## Overview Salary Range$ - $ Salary Position Type Full Time Education Level Bachelor Category Nonprofit - Social Services## Description ESSENTIAL DUTIES AND RESPONSIBILITIES The Director of Asset Management provides strategic leadership and oversight for the financial, operational, and physical health of Rise Boro’s real estate holdings.
This is a high-level leadership role responsible for maximizing the portfolio’s value, ensuring long-term sustainability, and aligning asset performance with Rise Boro’s mission. The Director leads cross-functional initiatives across Fiscal, Development, and Sustainability teams to drive high-level recapitalization strategies and portfolio-wide efficiencies.
Strategic Portfolio Leadership
* Formulate and execute the long-term strategic vision for the portfolio, including hold/sel//refinance analyses and mission-alignment reviews.
* Design and implement standardized asset management protocols, sophisticated reporting models, and data-driven systems to institutionalize accountability.
* Lead quarterly executive asset reviews and present portfolio performance, risks, and opportunities to Senior Leadership and the Board of Directors.
Financial Engineering and Capital Markets
* Lead the strategy for asset recapitalization and refinancing (e.g., RAD, HPD PLP, Tax Credit Re-syndication, FHA/Fannie/Freddie).
* Direct the assessments of reserve adequacy and prioritize capital deployment across the portfolio to ensure long-term viability.
* Manage complex cash flow projections, inter-company loan structures, and deferred developer fee recovery strategies at a portfolio level.
Cross-Functional & External Management
* Act as the primary high-level liaison for lenders, tax credit syndicators, and regulatory agencies (HUD, HPD, HDC).
* Partner with the Development team to oversee the transition of projects from construction to stabilized operations, including YR 15 LIHTC exit strategies.
* Drive the financial structuring of green initiatives (RB Solar, retrofits) in partnership with the Sustainability team to enhance ROI and ESG impact.
Operational Excellence
* Establish portfolio-wide KPIs and margin targets; hold Property Management accountable for NOI growth and corrective action plans.
* Collaborate with Legal and Risk Management to set insurance standards and mitigation strategies across all assets.
* Oversee the long-term capital improvement plan (CIP) and ensure major systems replacements and value-add initiatives meet ROI and quality benchmarks.
COMPETENCIES:
* 8-10+ yrs of progressive experience in real estate asset management or development, with at least 3-5 years in a leadership/senior management capacity.
* Expertise of LIHTC (9% and 4%), HUD programs, and complex multi-family finance structures.
* Proven ability to influence cross-functional teams and manage high-level external partnerships.
* Expert-level financial modeling and analytical skills; advanced proficiency in Yardi ad business intelligence (BI) tools.
* A deed passion for affordable housing and a track record of implementing innovative sustainability or operational solutions.
