Job Responsibilities

  • The Floor Manager Fire Safety monitors the fire command station and uses the Public Address (PA) system to guide building occupants during alarms, drills, and emergencies.
  • Maintains and implements the Fire Safety and Emergency Action Plan.
  • Ensures regular Fire Safety/EAP training for personnel and tenants.
  • Develops and updates emergency building evacuation plans and sets related policies; responsible for determining and authorizing implementation of the appropriate response to an emergency which requires evacuation.
  • Coordinates with building engineers, security, and governmental entities.
  • Conducts tests, manages safety hazards, and oversees compliance with fire safety regulations.
  • Manages team members and directs daily operations, exercising independent judgment in staffing, scheduling, performance management, and enforcement of company policies.
  • Serves as a representative of management, spends the majority of time on supervisory and decision-making responsibilities, and provides input into hiring, discipline, and other employment actions.
  • Acts as the primary point of reference for issues related to fire and life safety.
  • Assesses and addresses tenant complaints; reviews work orders for building repairs and maintenance to ensure they are completed.
Essential Duties / Core Competencies
  • Maintains and implements the Fire Safety and Emergency Action Plan
  • Ensures that regular Fire Safety/EAP training is provided for Fire Safety/EAP personnel and tenants
  • Develops and updates emergency building evacuation plans and set related policies; responsible for determining and authorizing implementation of the appropriate response to an emergency which requires evacuation
  • Identifies and recognizes safety hazards and follow RWNYC procedures to manage such hazards
  • Conducts daily and monthly tests of the fire command station, elevators, and fire extinguishers
  • Assists with scheduling and conducting fire and evacuation drills
  • Ensures that all Fire and Life Safety Logbooks, assignment charts, are accurate and up to date
  • Coordinates with RWNYC Building Engineers, Security, and Facility workers to accomplish fire safety tasks and responsibilities
  • Serves as the primary point of reference for issues related to fire and life safety.
  • Reviews work orders for building repairs and maintenance to ensure they are completed.
  • Be responsible for the implementation of all rules and regulations related to fire prevention and the building department fire safety codes
  • Familiarize and execute RWNYC directives in ADA compliance at the local, state, and federal level
  • Monitors fire command station and utilize Public Address (PA) system to provide directions to building occupants during building alarms, fire and evacuation drills, and non-fire emergencies.
  • Coordinates with RWNYC Building Engineers, Security, and Facility workers to accomplish fire safety tasks and responsibilities.
  • Along with other governmental entities such as FDNY, NYPD, NYC Office of Building Management
  • Ensure tenant complaints are addressed
Work/Educational Experience
  • Must be at least 18 years old and have the ability to obtain the appropriate license pursuant to the applicable statute, rules and regulations.
  • Three years of experience in Fire and Life Safety work or Facilities Management centered activities in an area related to duties described above.
  • Candidate must have a Certificate of Fitness (F85, F89, T89, or Z89) for Fire Safety & Life Safety Director from the FDNY.
  • Preferably served as an FDNY Fireman, with qualifications listed above.
