Location: New York

We are partnering with a rapidly growing, global co-living real estate platform seeking to hire an Acquisitions Associate to support the expansion of its New York City portfolio.

The Acquisitions Associate will sit on the U.S. team and focus primarily on sourcing, underwriting, and executing multifamily transactions across the NYC market, with the opportunity to expand into additional markets over time. The ideal candidate will bring hands‑on experience in NYC multifamily real estate, strong underwriting capabilities, and an established network within the local brokerage community.

The Acquisitions Associate will report to the Senior Director and play a critical role in identifying and executing new investment opportunities in one of the most competitive and complex residential markets in the country.

Key Responsibilities
  • Build and maintain strong relationships with NYC multifamily brokers, owners, and operators
  • Generate both on- and off‑market acquisition opportunities across Manhattan, Brooklyn, and Queens
  • Develop and manage a robust pipeline of actionable deals
  • Maintain real‑time market intelligence on pricing, trends, zoning, and regulatory considerations specific to NYC multifamily
  • Perform detailed financial underwriting of multifamily assets, including:
    • Rent rolls and lease analysis
    • Renovation and repositioning assumptions
    • IRR, equity multiple, and sensitivity analysis
    • Analyze co‑living feasibility within existing multifamily buildings
  • Prepare comprehensive investment memoranda for internal approval
  • Evaluate zoning, DOB considerations, and conversion potential where applicable
  • Support and help lead due diligence processes, including:
    • Third‑party reports (engineering, environmental, appraisal)
    • Lease audits and regulatory review
    • Legal and financing coordination
  • Work closely with legal counsel, lenders, architects, and internal stakeholders
  • Facilitate smooth transition to development/project management teams post‑closing
Qualifications
  • 2–5 years of experience in NYC multifamily acquisitions, development, or investment sales
  • Deep understanding of the New York City multifamily market, including: free‑market vs. rent‑stabilized dynamics, local zoning and regulatory framework, and borough‑level submarket trends
  • Strong financial modeling and underwriting skills (Excel proficiency required)
  • Experience underwriting small‑to‑mid‑sized multifamily assets preferred
  • Highly entrepreneurial, proactive, and comfortable operating in a fast‑paced environment
  • Bachelor’s degree required (Real Estate, Finance, or related field preferred)
