Role: Asset Management Associate
Salary: $110,000 - $135,000/annually
Location: New York City (On-site 5 days a week)
About the roleOur client is looking for an analytical, detail?oriented Asset Management Associate who can elevate the financial and operational performance of a large residential property portfolio. This role acts as a key connector between on?site teams and senior decision?makers, requiring strong modeling skills, deep familiarity with property management systems, and a proactive approach to problem?solving and portfolio optimization.
Responsibilities- Contribute to annual planning, mid?year updates, and rolling forecasts. Break down performance variances to highlight trends, risks, and opportunities.
- Prepare monthly executive?level reporting packages summarizing cash flows, major operating indicators, and distribution readiness.
- Coordinate with the Accounting team to validate monthly P&Ls, confirm proper cost allocation, and address discrepancies in accruals or classifications.
- Audit resident billing data within the property management system to validate rent charges, subsidy billings, and government receivables. Resolve inconsistencies impacting NOI.
- Lead conversations with property teams on delinquency performance, establishing strategies to improve recovery rates.
- Maintain real?time logs for capital projects, renovation pipelines, and contract expirations to support long?term planning.
- Review commercial leases and evaluate financial outcomes of new leasing proposals, including tenant improvement costs and commission structures.
- Assist with onboarding newly added assets by organizing financial data, validating system uploads, and ensuring alignment with operational practices.
- Become well?versed in lease terms, loan obligations, partnership mechanics, and compliance requirements. Experience with affordable housing programs is highly valued.
- 2–5 years in asset management, real estate operations, or advanced property management roles. Exposure to commercial leasing is strongly preferred.
- High proficiency in Yardi Voyager with the ability to navigate complex ledgers and build customized reports.
- Bachelor’s Degree in Finance, Real Estate, Business, or a related discipline.
- Strong Excel capabilities (including pivot tables, lookups, and real estate modeling concepts).
- Familiarity with LIHTC or other compliance?heavy housing programs is a plus.
- Able to hold site leaders accountable while maintaining positive, productive working relationships.
