What You Will Be Doing:The Operations Analyst provides timely support to the company regarding facilities, infrastructure, supplies, and other non‑core aspects of the business, and supplies operations‑related information to leadership to support management decisions.
Real Estate Leasing- Work with brokers to gather information on real estate alternatives.
- Analyze real estate options considered for lease and make recommendations.
- Coordinate with brokers, local company contacts, and management to facilitate tours and obtain meaningful input from stakeholders.
- Summarize pertinent data into executive summary formats for presentation to the COO.
- Create test fits for potential leased properties in CAD.
- Develop cost comparisons and make recommendations.
- Work with brokers, internal legal, external counsel, and operations management to get negotiated lease prepared for signature.
- Ensure occupancy‑related costs and payments are correct and tracked.
- Ensure that appropriate notices are dealt with for renewals and terminations.
- Ensure that free‑rent agreements are adhered to.
- Work with contractors and other vendors to create a comprehensive project schedule.
- Create finish plans for architects and contractors.
- Work with furniture vendors on furniture purchase and layout.
- Coordinate all tenant vendors related to construction projects.
- Coordinate all tenant vendors related to vacating old premises.
- Establish back‑up telco and data at all company offices.
- Document procedures for switching to/from back‑up providers.
- Ensure that such back‑up is posted in each office.
- Conduct drills regarding back‑up.
- Coordinate with vendors to fix outages.
- Establish standards for external offices.
- Get competitive bids for all expenditures.
- Maintain an open line of communication with other departments and TPT offices to support the growing network of offices.
- Handle special projects as needed.
- Minimum bachelor’s degree or equivalent.
- At least 2 years of experience working with CAD.
- Strong problem‑solving abilities.
- Strong quantitative analysis skills.
- Excellent attention to detail.
- Flexible hours (occasional) to accommodate construction projects, moves, and other off‑hours needs.
- Ability to perform in high‑pressure situations.
- Proficiency with MS Office, including at least intermediate knowledge of Excel (formulas and functions).
- Superior written and spoken communication skills.
