Wildflower Ltd LLC ("Wildflower") is a New York City based urban infrastructure developer of last mile logistics warehouses, EV charging, parking, and film studios in the New York market. As Amazon's most active E‑Commerce developer in New York City, Wildflower's entrepreneurial approach, industry relationships, in‑depth market knowledge and development expertise provide it with a unique ability to acquire and develop institutional‑quality facilities.

Wildflower's current portfolio consists of 3.5 million square feet of both operating assets and projects under development.

Role and Responsibilities:

Wildflower is seeking an exceptional candidate to hire as a Vice President, Head of Asset Management. In this role, you will own the ongoing performance of Wildflower's operating and development portfolio — serving as the internal quarterback for each asset from construction and stabilization through refinancing or sale. You will be responsible for maximizing value across leasing, financings and refinancings, dispositions, investor relations, and portfolio‑level financial modeling, while partnering closely with the development, acquisitions, and finance teams on active transactions.

The ideal candidate combines strong real estate finance and modeling skills with the operational instincts to drive dozens of work streams to closure across a live, fast‑moving portfolio. This person must be highly organized, detail‑oriented, and comfortable acting as the primary point of contact for lenders, brokers, joint‑venture partners, and investors. Success in the role requires an entrepreneurial mindset, exceptional communication skills, and the ability to move quickly through assignments to ensure deadlines and closings are met in a dynamic environment.

The candidate will report directly to Adam Gordon, Managing Partner, and work closely with the partners and broader Wildflower team.

  • Own the ongoing performance of the operating and development portfolio relative to underwriting, business plans, and budget, and proactively flag variances and opportunities to the partners
  • Maintain all asset‑level and portfolio financial models and valuations; update models as new draw schedules, capital calls, and spend occur, and revise budgets and timing accordingly
  • Maintain the firm‑wide promote and return schedule based on the latest models and business plans
  • Monitor lease expirations, extension options, and loan maturities across the portfolio, and manage the calendar of upcoming milestones so nothing falls through the cracks
  • Prepare and maintain recurring performance reporting on the financial and operational health of each asset and the portfolio as a whole
Leasing:
  • Coordinate leasing activity across the portfolio with internal teams and third‑party brokers, and run recurring leasing calls with brokers and JV partners
  • Drive lease‑up of available space — manage LOIs, lease negotiations, and documentation through execution, and track pipeline tenants to close
  • Manage tenant matters including estoppels, SNDAs, rent commencement notices, operating‑expense allocations, billing set‑up, and service‑contract tracking
  • Handle tenant issues, buyouts, and lease restructurings, coordinating with brokers and counsel on strategy
  • Lead loan and refinancing processes end to end — from lender selection and application through diligence, documentation, and closing
  • Serve as the primary point of contact for lenders and debt advisors; keep lenders and JV partners closely informed at every step of each transaction
  • Manage financing execution items including interest‑rate cap purchases, loan payoffs, loan extensions, subline transfers, and closing checklists
  • Oversee preparation and review of loan and joint‑venture documentation, and coordinate closings of new and existing financings
Dispositions:
  • Support and manage property disposition processes across the portfolio, coordinating with sales brokers and advisors
  • Run data rooms and manage buyer diligence — including tenant documentation, estoppels, lease schedules, and service contracts — through PSA execution and closing
