About the role

Simply put, our Property Managers are ultimately responsible for everything happening at their property. You will work with your amazing team to solve problems and make living at The Rails, positively unforgettable. As a Property Manager you'll gain experience in leading a team, managing large projects, creating and working with a budget, and so much more!

What you'll do

You oversee all the following and more:

  • Leasing (overall process from lead to application to lease)
  • Collections of past-due rents and fees
  • Complete tasks on the Entrata dashboard
  • Organization of office
  • Communications with residents
  • Purchasing (ensure POs are submitted and orders are completed)
  • Parties and events (Help with set-up, take down, resident issues, etc.)
  • Marketing and advertising (support the Leasing Manager in implementing the marketing plan and materials as directed by the marketing team)
  • Ensure that training is being completed.
  • Direct responsibilities are as follows (Including, but not limited to):

  • Daily planning meetings
  • Invoicing and utility billing
  • Notices and evictions served
  • Remodel/ upgrade planning and project management with the maintenance team.
  • Budget Apartment walks (detailed inventory of improvements needed)
  • Vendor relations/ communicating with and following up with.
  • Scheduling maintenance
  • Payroll (approve hours, time-off requests, etc.)
  • Assisting HR with hiring, training, discipline, firing
  • Reporting to President/ Owners (budget items, resident issues, property needs, walks, etc.)
  • Resident issues (address problems with residents to ensure the most positive outcome possible)

    Compensation

    This position is paid as a Salary. Salary range is between $65,000- $68,000/ year depending on qualifications. Any time off needs to be requested using The Rippling Portal in advance and will be approved by the President of the Company or Director of Operations. Holidays are paid leave after 3 months of employment.
