Role Overview

Four Trees, a U.S.

-based real estate asset management and investment platform, is seeking an Executive Director for Investment and Acquisition in New York. Initially seeded by its sponsor, the platform is now pursuing independent capital sourcing and deal origination, and is building a lean, execution-driven team to manage, enhance and grow its real estate portfolio across key U.S. gateway cities. This role will be a core member of the platform's U.S. real estate portfolio expansion, overseeing strategy, execution and performance optimization.

• Evaluate business plans and capital stack scenarios alongside the investment team; oversee refinancing efforts and exit strategies; lead hold/sell and lease/renovate/redevelop decisions
• Collaborate on joint ventures, co-invest structures, and third-party fundraising initiatives to support new deal execution
• Build a deal pipeline through multiple sourcing channels, primarily across office and resort assets
• Secure and synergize internal and external capital sources; structure and execute transactions
• Negotiate key transaction terms, including purchase agreements, JV structures and financing documents, in coordination with legal and external advisors
• Manage cross-functional teams (finance, legal, operations, property management) for smooth, timely deal execution
• Oversee acquisition pipeline reporting and internal investment performance tracking
• Produce periodic property performance reports; build and institutionalize internal processes, reporting dashboards and property workflows
• Interface with the LP's asset management team for visibility and governance while retaining day-to-day decision authority

• 20+ years of U.S. real estate deal experience with a proven track record of operating performance
• Deep knowledge of office, resorts, or multi-asset class portfolios
• Experience independently driving NOI and value creation strategies
• Strong financial modeling literacy (Excel, Argus) and close attention to budget/variance/lease metrics
• Comfortable operating in a flat structure and taking ownership of execution
• Preferred: familiarity with institutional LP reporting expectations, experience scaling a lean platform, and the ability to engage confidently with capital partners, brokers and market-facing stakeholders
