Responsibilities
- Develop comprehensive real estate strategy and execution plans by brand and market in conjunction with Data Analytics and FP&A partners.
- Evaluate existing store positioning relative to main retail corridors, assess potential for closing, relocation, new store selections and remodel/refresh strategies.
- Partner with cross‑functional teams to identify opportunities and develop action plans aligned with corporate strategies.
- Analyze market data, such as demographics, income levels, trends and competitor information to determine site feasibility.
- Partner with field Zone VPs to drive development needs in their markets, including developing and maintaining the portfolio asset review process.
- Research density of core customers, level of competition, major traffic areas and retail‑synergistic trade areas.
- Build and manage a broker network for site location, negotiation and performance monitoring.
- Negotiate lease terms, including rent, condition, landlord build‑outs and legal points, in partnership with real estate and legal partners.
- Prepare and present packages and summaries to the Real Estate Committee regarding prospective sites.
- Interface with landlords and legal teams on lease terms and agreements.
- Establish relationships with landlords and developers to be part of future development plans.
- Coordinate with design and construction personnel to execute end‑to‑end site selection to opening process.
- Maintain pipeline tools for site selection to store opening and develop robust pipeline projections (12–24months).
- Report on existing lease actions, new store pipeline and other real estate initiatives.
- Manage all transactions in owned assets portfolio, including sale or sell‑lease‑back transactions.
- Manage the entire portfolio of logistics and transportation hubs, distribution centers, corporate offices and other supporting locations.
- Bachelor’s degree in Business, Real Estate or related field and 10+ years of relevant experience.
- Master’s degree in Business, Real Estate and/or 10+ years of retail real‑estate site selection and lease negotiations.
- Strong verbal and written communication skills, highly organized, detail‑oriented, proficient in Microsoft Office.
- Ability to read, interpret and analyze a P'L statement and develop effective action plans.
- Superior people skills with ability to teach, coach and mentor.
- Strong negotiation skills and influence at all levels within the organization or externally.
- Understanding of complex leases and corresponding legal terms.
- Proficient in spreadsheets, analysis, presentations and program management.
- Highly organized with effective time management and ability to manage multiple projects simultaneously.
- Ability to sit and work at a computer keyboard for extended periods of time.
- Ability to stoop, kneel, bend at the waist, and reach daily.
