Acquaint has been engaged to hire an Associate, Acquisitions & Development for a rapidly growing, privately held industrial real estate investment and development firm with a national footprint and an entrepreneurial, owner-minded culture. The platform is known for executing large-scale ground-up industrial developments while maintaining a lean team that gives its people meaningful deal exposure and responsibility.
Responsibilities:- Perform advanced financial modeling and valuation analysis (ARGUS and Excel) for potential acquisitions and ground-up development opportunities across the Northeast.
- Support development opportunities from initial site evaluation through due diligence, entitlement, design, construction, and stabilization, partnering with internal and external teams to identify risks, manage key milestones, and drive execution.
- Develop project-level and market-level assumptions and incorporate them into the models; work closely with the development team to ensure assumptions reflect real, on-the-ground market conditions.
- Support the analysis, documentation, and execution of capital transactions - including acquisitions, partnerships, financings, development programs, and ultimately exit opportunities.
- Interface with internal and external parties such as design consultants, contractors, leasing/sales brokers, operating partners, lenders, accounting teams, legal counsel, and market contacts.
- Build a strong network with brokers, landowners, and other real estate professionals across our active markets.
- Conduct independent research and regularly communicate with brokerage firms and research outlets to monitor market trends, identify new opportunities, and report relevant developments to the team.
- Working knowledge of the full ground-up development lifecycle, including site identification, due diligence, entitlements, design, permitting, construction, lease-up, stabilization, and disposition.
- Ability to assess land and development opportunities from both an investment and execution perspective, identifying potential constraints, cost implications, and opportunities to maximize project value.
- Proven experience with Excel-based financial modeling and strong analytical skills.
- Experience and proficiency with ARGUS Enterprise.
- Ability to comprehend, analyze, interpret, and create real estate documents including, but not limited to, LOIs, RFPs, property offering memorandums, market reports, and tenant leases.
- Ability to thrive in a fast-paced, entrepreneurial environment, manage multiple priorities, and consistently meet deadlines.
- Excellent written and verbal communication skills; able to streamline complex analysis into clear, presentable messages.
- Proven organizational skills and exceptional attention to detail.
- Comfortable working independently as well as within a close-knit team.
- Willingness and ability to travel as needed across our Northeast markets.
- Bachelor’s degree from an accredited university.
- 3-5 years of relevant real estate finance, acquisitions, development, and/or underwriting experience.
