On Site Property Manager – Tri‑Hill Management LLC, New York, NY

Tri‑Hill Management LLC is hiring an onsite property manager for a 450‑unit luxury building located in downtown Manhattan.

The on‑site Property Manager oversees day‑to‑day operations of a large luxury rental building in lower Manhattan. Responsibilities include managing administrative, maintenance, and concierge staff; ensuring compliance with regulations; maintaining financial performance; building strong tenant relations; and preserving the overall well‑being of the property. The property manager will supervise an Associate Property Manager.

• Address tenant concerns, inquiries, and requests promptly and professionally.
• Ensure timely and efficient resolution of all maintenance requests.
• Collaborate with contractors and vendors to schedule and oversee repairs and maintenance activities.
• Perform regular inspections of common areas and individual units to ensure cleanliness, safety, and adherence to property standards.
• Stay up to date with relevant laws, regulations, and building codes.
• Ensure compliance with all applicable safety, environmental, and accessibility standards.
• Coordinate inspections and address any compliance issues identified.
• Implement preventive maintenance programs to preserve the property’s condition and value.
• Develop and manage budgets for property maintenance and repairs.
• Monitor expenses and implement cost‑saving measures where appropriate.
• Assist with annual budget preparation.
• Conduct monthly budget reviews and variance reporting.
• Supervise and provide guidance to the maintenance superintendent and concierge staff.
• Oversee scheduling, training, performance evaluation, and ongoing development of the team.
• Foster a positive and productive work environment, ensuring effective communication and teamwork.
• Review and approve staff timesheets, ensuring accuracy and adherence to established policies and procedures, and maintain records for payroll processing and PTO coverage.

• 5+ years of property management experience; onsite property management experience is helpful.
• B.A. degree in business administration, real estate, or a related field (or equivalent work experience).
• Proven experience as a Property Manager, preferably in a luxury setting.
• Strong knowledge of property management principles, including leasing, maintenance, and compliance.
• Familiarity with NYC building codes, regulations, and housing laws.
• Excellent interpersonal and communication skills, with the ability to interact effectively with tenants, staff, and ownership.
• Strong organizational and multitasking abilities, with attention to detail.
• Demonstrated leadership skills and the ability to effectively manage a team.
• Proficiency in property management software and tools.
• Familiarity with financial management, budgeting, and expense control.
• Availability to respond to emergencies outside of regular business hours.

Physical Skills necessary to perform this job: Coordination skills, sitting or standing at a desk with a computer. This position does not require heavy lifting.

Annual salary range: $85,000 – $90,000
