Gotham Organization seeks an experienced and motivated Affordable Leasing Agent to support income-restricted affordable and middle-income apartment leasing across its New York City residential portfolio. The agent will guide applicants through eligibility and leasing, working closely with Gotham’s Leasing and Compliance teams and third-party eligibility consultants. Based at Gotham Point, 1-15 57th Ave, Long Island City, NY 11101, the position reports to the Vice President of Leasing and requires travel to Gotham properties throughout New York City as needed.
Location base may change overtime.
Conduct eligibility appointments and process applications for affordable and middle-income housing programs.
Register prospects and conduct virtual and in-person tours, highlighting each development's features, local community and benefits of living at a Gotham property.
Conduct outreach to prospective applicants, respond promptly to online inquiries and phone calls, and maintain strong customer relationships.
Maintain current knowledge of affordable apartment inventory, application requirements, building policies and applicable leasing procedures.
Help applicants navigate NYC Housing Connect and other listing platforms and understand the affordable housing application and lottery process.
Assist with marketing, re-marketing and housing lotteries, including NYC Housing Connect activity, in coordination with governmental marketing agencies and third-party partners.
Collect and review income, asset and housing documentation for accuracy and completeness, request third-party verifications, and follow up with applicants on missing information.
Accurately calculate income and assets for all certifications and determine applicant eligibility under program guidelines and project criteria.
Run credit and/or criminal background checks in accordance with applicable requirements.
Compile applicant files for internal and external review and coordinate with Compliance and third-party eligibility consultants throughout the approval process.
Track applicant information, status and follow-up to keep records complete, accurate and progressing efficiently.
Prepare and administer leases and related documents, coordinate lease signings, and assist with subsidy processing.
Support recurring audits and reporting.
Work collaboratively with Leasing, Compliance, Community Management and third-party partners across Gotham's portfolio to reduce affordable vacancy and achieve leasing goals.
Perform additional duties as assigned.
Qualifications:1-2 years of experience in LIHTC and/or Section 8 and/or mid-mod income multifamily leasing.
Experience with lease-ups and/or mini-lotteries on NYC Housing Connect required.
Experience working with NYC and New York State regulatory agencies, including NYC HDC, NYC HPD, NYS HCR/HFA, HRA and DSS.
Accredited housing certification as a Low-Income Housing Tax Credit Specialist and/or Certified Occupancy Specialist, or the ability to obtain certification within 6-months of employment.
Knowledge of NYC rent stabilization.
NYS Real Estate Salesperson License required or the ability to obtain certification within 6-months of employment.
NYS Notary License, or the ability to obtain the license within one year of employment.
Bachelor’s degree preferred, or equivalent relevant professional experience.
Experience with Yardi and excellent knowledge of Microsoft Office Suite, including Word and Excel.
Strong verbal and written communication and analytical skills.
Strong interpersonal and customer service skills.
Highly organized, detail-oriented and able to manage multiple applicants and priorities simultaneously.
Initiative to work independently and collaboratively within a team, learn new systems and adapt to a busy, changing work environment.
Bilingual skills are a plus but not required.
Full-time position, five days per week. Weekend availability may be required based on leasing needs.
Ability and willingness to travel to Gotham properties throughout New York City as needed.
