maintenance worker — overview

the residential maintenance worker role is ideal for a skilled, hands-on professional with a strong background in general maintenance, construction, and repair. You will be responsible for supporting the upkeep, renovation, and safety of our agency's residential properties. If you are reliable, self-motivated, and take pride in quality workmanship, we encourage you to apply.

responsibilities

in this role, you will:

  • assist with the general maintenance of all agency-owned residential properties.
  • prepare apartments for new or relocating residents, including moving furniture, appliances, and supplies (often involving heavy lifting).
  • perform routine maintenance tasks such as painting, drywall repair, plumbing, electrical work, and cabinet installation.
  • support the team with more extensive repairs and renovation projects, including kitchen and bathroom demolition and rehabilitation.
  • install and repair various types of flooring (ceramic tile, vct, vinyl) and troubleshoot appliance issues.
  • repair or replace windows, doors, and door locks; complete both minor and major building repairs inside and out (up to two stories high).
  • conduct regular property inspections and perform preventative maintenance to address issues before they escalate.
  • coordinate with outside contractors as needed and align their work with internal standards and schedules.
  • use maintenance management software to track work orders and maintain accurate records of materials and expenses, including purchases made with agency credit cards.
  • perform other duties as necessary to support overall operations.
position requirements

to be successful, you should have:

  • proven experience in general maintenance, construction, or property management.
  • a high school diploma or equivalent; proficient with hand and power tools.
  • working knowledge of basic plumbing, electrical systems, and carpentry.
  • the physical ability to lift and move heavy items (up to 125–200 pounds) and perform physically demanding tasks.
  • strong attention to detail, troubleshooting ability, and good time management.
  • ability to work independently and with a team.
  • familiarity with maintenance tracking software is preferred but not required.
  • a valid driver’s license and reliable transportation; travel between properties is routine.

reports to: facilities manager

supervises: none

schedule, pay, and location

schedule: full-time (37.5 hours), monday through friday (8:30am – 4:30pm), plus rotating on-call schedule.

pay range: $18.00 – $25.00 per hour, based on experience.

location: main office in islip terrace, ny.
