The Handyman will work under the direction of the Director of Property Management, Property Manager, Super, or their designee. Responsibilities include, but are not limited to, the following:
General OverviewThe handyman is primarily responsible for the entire building, including the interior, exterior, roofs, parking lots, hallways, basements, compactor and utility rooms, and apartment repairs. ELH Maintenance LLC will provide additional staff (porters and handymen) as needed. The handyman to address urgent issues and must report any repair or security incidents to management immediately to ensure timely resolution. Maintaining a clean, safe, and well‑kept building is a core responsibility.
Any condition that compromises the building’s appearance or resident safety must be reported immediately. Failure to report building conditions regularly and promptly may indicate a lack of job performance.
- Perform repairs including:
- Electrical:
Replace switches, outlets, minor panel issues - Plumbing:
Fix leaks, replace washers, pipes, valves - Carpentry:
Sheetrock, plaster, tile, countertops, doors, locks - Fixtures:
Replace lighting, ceiling/wall fixtures, floor tiles - Appliances:
Minor refrigerator repairs - Windows:
Adjust balances, sashes, chains - Painting:
Touchups and repairs to walls and ceilings - Maintain punctuality and report daily start/end times
- Ensure high‑quality work, professional appearance, and respectful conduct
- Operate and maintain all building equipment
- Implement preventive maintenance systems
- Maintain inventory of tools, materials, and supplies
- Order materials through the Property Manager
- Enforce safety and security protocols
- Respond to resident maintenance requests via work orders
- Collaborate with supervisors to improve building conditions
- Attend staff and resident meetings as required
- Maintain necessary licenses and certifications
- Report accidents, emergencies, and violations promptly
- Be available for 24‑hour emergency calls (notify supervisor if unavailable)
- Maintain onsite records of maintenance activities
- Report illegal or suspicious activity immediately
- Maintain professional boundaries with residents at all times
- Seasonal tasks as required and work orders as assigned
- Ability to stand for extended periods of time.
- Frequent movements include sitting, stooping, kneeling, crouching, bending at the waist, talking and hearing, walking, bending, using hands to handle or feel parts/equipment, and reaching.
- Must be able to move up and down (e.g., stairs, ladders, or varying floor levels) as required by the role.
- Must be able to lift and carry items weighing up to 25 pounds or lift in excess of 25 pounds with a lift assist.
- You may also be required to use close vision, distance vision, color vision, depth perception, and peripheral vision.
- General Safety:
Follow all safety procedures, use PPE, and report hazards promptly. - Emergency Preparedness:
Know emergency equipment locations, participate in drills, and report incidents immediately. - Chemical & Equipment Safety:
Use and store chemicals safely and operate equipment only if trained. - Hazard Identification:
Conduct regular inspections and report safety issues like leaks or structural damage. - Workplace Conduct:
Keep work areas clean, avoid unsafe behavior, and limit distractions during tasks. - Compliance:
Adhere to OSHA regulations and cooperate with safety inspections.
