Salary: $55,000 per year
POSITION OVERVIEWReports to the Executive Director of Facilities. Responsible for performing mechanical repairs and preventative maintenance.
DUTIES AND RESPONSIBILITIES- Team leader and point person between personnel and management.
- Review, respond, and assign work orders and daily tasks in a timely manner via the work order system (CMMS).
- Set priorities and tasks for day-to-day assignments.
- Conduct daily inspections of building grounds for physical appearance, compliance, and state of repair.
- Ensure building cleanliness is maintained to required standards.
- Provide detailed status and daily reports to directors and managers.
- Maintain equipment and inspection logs.
- Perform electrical maintenance, including replacement or repair of fixtures such as wall switches, outlets, bulbs, tubes, and ballast, using appropriate hand, power, and specialty tools.
- Perform plumbing maintenance, such as replacement or repair of leaks in showers, sinks, drains, and faucets, unclogging drains, repairing pipe leaks, replacing flushometers, and winterization.
- Perform carpentry and painting work, including repairing furniture, preparing surfaces, and applying paints, stains, and varnishes; hanging doors, fitting locks and handles, and replacing floor, carpet, and ceiling tiles.
- Assist in sorting building trash/recyclables using compactor equipment where applicable.
- Assist in winterization of buildings, such as cleaning roof gutters and maintaining mechanical equipment.
- Maintain and assign work orders using SVA’s maintenance work order system.
- Handle corrective and preventive maintenance on building equipment and mechanical systems.
- Serve as the designated point person in escorting vendors and agencies (Building Dept., FDNY, HVAC) upon request.
- Participate and attend college functions and events as requested.
- Respond to emergency calls and provide shift coverage as needed and requested by management.
- Perform other duties as directed or required, including inspection and repair of site furnishings, snow and ice removal, set‑up and breakdown of classrooms and special events, and moving furniture and equipment.
- Mentor new hires during their probationary period.
- Show willingness to cross‑train for additional job functions and obtain necessary certificates (plumbing, electrical, HVAC, etc.).
- Train and manage technicians, and coordinate with vendors.
- High school diploma or GED, trade school certification, or equivalent experience.
- Minimum 5 years of experience in building operations and maintenance.
- Demonstrated knowledge and experience in repair, maintenance, and replacement in carpentry, painting, plumbing, HVAC, electrical, and basic locksmith tasks.
- Excellent communication and organizational skills.
- Entry‑level computer skills (Microsoft Word, e‑mail, CMMS) and ability to use smartphone devices.
- Ability to recognize and troubleshoot issues.
- Obtain FDNY Certificate of Fitness S‑12, S13, S95 within 6 months of hiring date.
- During the 90‑day probationary period, work the morning shift from 8:00 a.m. to 4:00 p.m., Monday through Friday. This schedule ensures necessary training and competency development.
- This position requires on‑site presence; no hybrid or remote work is available.
- Perform various physical tasks, including climbing ladders, bending, kneeling, reaching, standing for long periods, walking, lifting, and carrying boxes up to 50 lbs., tools, equipment, and building materials.
- Work and travel outdoors in all weather conditions.
- Work overtime on an as‑needed basis, including college events, department coverage, weekends, holidays, and building closures.
- Adapt to schedule and location changes as needed.
