Building Maintenance Technician performs a variety of skilled tasks in the renovation, repair and maintenance of Town buildings, facilities and structures. Work involves carpentry, electrical, plumbing, masonry, painting or associated activities. Supervision may be exercised over assigned laborers or custodial workers. The work is performed under general supervision of the Facilities Operations Manager. The incumbent does related work as required.

• Leads and participates in renovation of internal and/or office areas in Town buildings;
• Leads and participates in repair of Town facilities and structures;
• Performs or assists in troubleshooting and repair of commercial electrical systems, alarm systems (both fire and premises protection), and gas and diesel generator systems;
• Performs or assists in plumbing repairs or installations of domestic water feed and waste piping, pipe fittings and shut-off valves consisting of, but not limited to, materials made of cast iron, steel, copper and all forms of vinyl and plastic piping;
• Operates equipment and tools utilized in the maintenance and cleaning of drains;
• Performs skilled carpentry repairs in both commercial and residential applications;
• Assists maintenance management in the supervision of work crews and, on occasion, works as the immediate supervisor in the Manager’s absence;
• Maintains work records of manpower, equipment, supplies and project costs;
• Performs skilled masonry and painting work;
• Responds to emergency calls outside of working hours;
• Performs other related work as necessary.

Good knowledge of the principles,practices, materials and tools used in general carpentry, painting, electrical repair, plumbing and masonry; working knowledge of the basic operation, maintenance and repair of heating systems, working knowledge of modern buildings and grounds maintenance and repair practices; working knowledge of personal computers and office equipment; working knowledge and skill in the use of tools of one or more trades;

ability to evaluate assigned projects and determine needed supplies, tools and manpower; ability to direct the work of others; ability to understand and follow directions; neatness and attention to detail; mechanical aptitude; dependability; thoroughness; physical condition commensurate with the demands of the position.

Graduation from high school or possession of a high school equivalency diploma and two (2) years of full-time paid experience working with a licensed construction or related professional;

OR

Graduation from high school or possession of a high school equivalency diploma and four (4) years of full-time paid work experience in either general building construction or maintenance work.

Possession and maintenance of a valid New York State Driver’s License appropriate to the vehicles operated.

Pay: $70,470.00 – $78,300.00 per year
