Operating Engineer

Position Overview

The Operating Engineer supports operation, inspection and maintenance processes for mechanical, HVAC, electrical, plumbing equipment and systems. The role requires on‑site presence at JLL facilities in New York, NY.

7:00am – 3:00pm, Monday through Friday.

On‑site – New York, NY.

Estimated total compensation: $53.01 per hour.

• Complete assigned tasks including painting, pressure washing, maintaining lighting systems, plumbing, HVAC systems, water treatment, locksmith work, and general maintenance as permitted by licensing requirements.
• Maintain work order system (CMMS) daily and complete tenant service requests.
• Perform preventive maintenance and inspection tasks.
• Support on‑call or emergency response situations (if applicable).
• Troubleshoot all building systems, including electrical, DDC and pneumatic controls.
• Comply with all safety procedures.
• Participate in ongoing technical, safety, and operational process training programs.
• Other projects and tasks may be assigned.

• 3+ years of related work experience in repair, maintenance, HVAC, plumbing, electrical or carpentry.
• Trade school education, union training, military service or college is desirable.
• Universal CFC EPA certification or interest in achieving within first year (with JLL assistance).
• Fire, Life Safety Director (FLSD F89) / EAP or ability to obtain within 12 months.
• Citywide Standpipe/Sprinkler Systems (S12‑S13‑S14) certification.
• Refrigerating System Operating Engineer (RSOE – Q01/Q99) certification.
• Certification of Fitness in Flammable Storage (S94).
• Ability to operate air compressor (G35).
• Experience using Microsoft Office (Word, Outlook, Excel, Teams).
• Ability to lift up to 50 lbs.
• Comfort using ladders up to 30 feet tall.
• Ability to frequently climb, bend, kneel, lift and/or drive.
• Strong customer service skills.
