OverviewHandyperson responsible for maintenance support in the apartment community, ensuring residents receive exceptional move‑in and residential satisfaction, express service, and personal attention. Candidate also serves as a member of the Emergency Response Team, assisting with fire, non‑fire, medical, and other building‑related emergencies.

CompensationSalary: $33.65 per hour. Overtime rate: $50.47.
Responsibilities- Maintain orderliness and cleanliness of the building and resident apartments.
- Execute daily routine work orders and, when necessary, elevate issues upward.
- Build and repair cabinets, countertops, closets, and other carpentry as needed.
- Perform minor electrical repairs (switches, receptacles, light fixtures, etc.).
- Plaster and paint as required on small and large scales.
- Handle minor plumbing tasks, including fixing leaks, replacing small pipes, and repairing appliances (washers/dryers, refrigerators, etc.).
- Repair exterior and interior doors, locks, hinges, create keys, and maintain other operable hardware.
- Snow removal and perimeter maintenance as required.
- Start, maintain, repair, and shut down building‑wide equipment safely.
- Carry out basic mechanical, plumbing, electrical and HVAC work.
- Service and perform daily and weekly maintenance on the boiler.
- Perform and record preventive and predictive maintenance on all MEP equipment and systems.
- Observe and evaluate corrective maintenance or repair on equipment.
- Conduct apartment inspections before and after resident move‑out to verify apartment condition and determine required repairs.
- Be on call for emergencies and projects as assigned by the Property Manager or General Manager.
- Perform monthly or periodic inspections of building systems (HVAC, electrical distribution, structural, vertical transportation, roofs, and parapets), complete logs and prepare detailed reports of discrepancies.
- Maintain all fire protection and security systems, including required preventive maintenance, inspections, and documentation.
- Inspect and test all emergency equipment to ensure compliance.
- Request materials, tools, and supplies as needed.
- Implement a safety program with emphasis on awareness, discipline, and compliance, conforming to OSHA standards and applicable building safety manuals.
- Practice proper PPE compliance and maintain a safe working record and environment.
- Maintain overall cleanliness and appearance of mechanical rooms, ensuring repairs are completed on time.
- Manage spare and critical parts inventory for MEP systems and appliances.
- Represent the TDO brand and communicate with building residents in a professional manner while maintaining a high level of customer service.
- Serve on the Emergency Response Team (Fire Brigade) and assist/respond to fire, non‑fire, medical, and other building emergencies under the direction of the Lobby Concierge (Incident Commander).
- Locate, communicate, and control small fires.
- Knock on tenant doors to inform residents of emergencies and initiate relocation/evacuation as instructed by the Incident Commander.
- Account for residents in amenity or public spaces and assist in the relocation of special‑needs residents during emergencies.
- High school diploma or equivalency preferred; technical background from university or vocational source.
- Minimum 3 to 5 years of experience in a maintenance department or facility.
- Certification as FDNY Fire Safety Director (FSD) preferred.
- Certificates of S‑12 Citywide Sprinkler System and S‑13 Citywide Standpipe System recommended; required to be obtained within six months of hire.
- OSHA 10‑hour certificate and Local 32BJ Training School courses (where applicable).
- Knowledge of electrical, plumbing, mechanical, and carpentry trades; ability to operate relevant tools and equipment.
