As a Maintenance Technician, you will diagnose and repair issues to maintain the physical condition of the community, ensuring service requests are completed promptly.
Responsibilities- Diagnose and repair problems in HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas, etc.), and waste management systems.
- Complete assigned service requests and repairs consistent with company operating and equipment/supply standards in a timely manner.
- Ensure vacant apartment homes are rent‑ready in a timely manner; perform turnkey work as required.
- Conduct apartment preventative maintenance.
- Assist in painting both interior and exterior surfaces.
- Maintain an incident and injury‑free safety culture by following all Avalon Bay safety policies and reporting unsafe behavior or conditions, including non‑functioning equipment.
- Perform hot works including brazing, soldering, and welding within Avalon Bay’s standards.
- 2–3 years of experience in maintenance work, including HVAC repair, plumbing, electrical, and general maintenance.
- A valid driver’s license.
- Ability to accommodate an on‑call schedule in rotation with the team each month.
- Strong customer service communication skills with associates and residents.
- Ability to read and understand policies and procedures (e.g., Key Control Policy, Apartment Home Turnover Policy, Maintenance Emergency policies).
- Knowledge of cleaning and chemical supplies; ability to read Hazard Communication Safety Data Sheets (SDS) and safely use chemicals.
- Knowledge of and correct use of personal protective equipment (PPE).
- Basic understanding of emergency systems, shutoffs, locations, and sequence of operations.
- Knowledge of paint types and painting tools.
