• Expediting Make‑Ready Maintenance
  • Check appliance operations
  • Change light bulbs
  • Repair minor electrical problems
  • Change A/C filters
  • Change locks and repair window locks
  • Make minor plumbing repairs
  • Perform other maintenance tasks as required by unit condition
  • Carpet repair

  • Clean stopped sinks, tubs, toilets, and sewer lines
  • Maintain A/C, boilers, and heating units

  • Collect litter from grounds
  • Assist groundskeeper as required
  • Clear snow and ice from public thoroughfares

  • Perform light electrical repairs
  • Maintain supplies inventory
  • Replace burned‑out lights in all public areas

Power saws, hand saws, power drills, hand drills, drywall tools, knives, paint rollers, pads, brushes, key‑making machines, voltage meter, and wrenches.

• Minimum 2 years of relevant experience
• On‑call availability for maintenance emergencies
• Fair Housing certification prior to interaction with prospects or residents
• Cell phone required
• Experience in renovation or large projects preferred
• High School diploma or equivalent preferred
• Certifications preferred: plumbing, refrigeration, HVAC/EPA, CPO, or other maintenance specialties
• Knowledge of OSHA laws and regulations
• Willingness to attend training to comply with new or existing laws
• Ability to work evenings and weekends
• Dependable team player and efficient independent worker
• Excellent interpersonal skills for tenant interaction
• Strong mechanical aptitude and willingness to learn new maintenance technologies
• Professional appearance at all times
• Compliance with Employee Handbook expectations

This role is situated in a multifamily housing complex, requiring work both indoors and outdoors in all weather conditions. The job is physically demanding: walking, standing, and sitting for extended periods, climbing stairs and ladders, shoveling snow and ice, moving appliances, and operating various equipment.
