Maintenance Technician

Are you a hands-on problem solver who enjoys variety, working independently, and seeing the immediate results of your work? We are seeking an experienced Maintenance Technician to help keep the residential communities we manage safe, attractive, and well maintained.

In this role, no two days are exactly alike. You will travel between local communities and perform a variety of preventive maintenance and repair work, primarily involving exterior carpentry, painting, plumbing, electrical systems, and minor roofing repairs. This is an excellent opportunity for someone who takes pride in their craftsmanship, enjoys working outdoors, and values providing dependable service to residents and clients.

What

You'll Do
  • Perform routine preventive maintenance to help building systems operate safely and efficiently and prevent deterioration.
  • Complete general maintenance and repair work, including carpentry, painting, plumbing, electrical work, and minor roofing repairs.
  • Inspect, clean, maintain, and repair building fixtures and components, including lighting, locks, windows, doors, screens, walls, floors, gutters, and drains.
  • Troubleshoot maintenance concerns and determine the appropriate repair or next step.
  • Safely operate and perform routine maintenance on tools, systems, and equipment.
  • Respond professionally and courteously to residents, clients, coworkers, and vendors.
  • Maintain accurate records of completed work, identified concerns, and required follow-up.
  • Keep any assigned company vehicle clean and in good operating condition, including coordinating routine preventive maintenance and oil changes.
  • Participate in an on-call rotation and work overtime when needed.
  • Perform other related duties as assigned.
What You Bring
  • High school diploma or GED required.
  • Three to five years of related maintenance, construction, facilities, or skilled-trades experience.
  • Working knowledge of general maintenance practices, including carpentry, painting, plumbing, electrical repairs, and basic roofing repairs.
  • Familiarity with applicable electrical, plumbing, workplace-safety, and maintenance requirements.
  • Knowledge of OSHA and state or local safety requirements.
  • Ability to understand and complete written and verbal work instructions.
  • Strong troubleshooting, organization, and time-management skills.
  • Professional communication and customer-service skills.
  • A self-motivated, proactive, and detail-oriented approach.
  • Ability to work independently while also contributing as part of a team.
  • Ability to use a smartphone and email for daily communication, work coordination, and monthly expense reporting.
  • Valid driver's license and ability to meet company driving requirements.
  • Ability to travel between assigned properties; overnight travel is not anticipated.
  • Ability to provide commonly used basic hand or power tools when required, in accordance with company policy.
Work Environment

This is a hands-on, year-round position that primarily involves outdoor work. Employees may be exposed to varying weather conditions, including heat, cold, and rain, and may frequently stand, walk, lift materials, climb ladders, or operate powered equipment using appropriate tools and safety practices.

Participation in an on-call rotation and occasional overtime may be required based on community needs.

Physical Requirements

This position requires the ability to:

  • Safely operate and climb ladders up to approximately 24–28 feet, including performing work at one- to two-story heights.
  • Frequently lift and carry up to 20 pounds.
  • Sit, stand, walk, bend, stoop, kneel, climb, reach above the shoulders, push, pull, grasp, and twist throughout the workday.
  • Safely operate a motor vehicle and travel between work locations.
  • Use hands and fingers to operate tools, mobile devices, and information systems.
  • Communicate effectively in person, by telephone, and electronically.
