Overview

We are seeking a proactive and skilled Maintenance Assistant/Handyman to join our dynamic facilities team. This role serves as the primary hands‑on assistant for day‑to‑day repairs, preventive maintenance, and unit turnovers — applying a broad, practical skill set across electrical, HVAC, plumbing, appliance, and general building systems to help create a safe, functional, and welcoming environment for tenants and visitors.

Essential Functions
  • Work directly under the Maintenance Supervisor's direction, assisting with and independently completing assigned repair and maintenance tasks across properties.
  • Assist with routine inspections and preventive maintenance of building interior systems, including HVAC units, electrical equipment, plumbing systems, and mechanical components.
  • Perform basic electrical repairs (outlets, switches, light fixtures, breakers) using hand tools, power tools, and basic testing equipment; elevate licensed‑electrician‑level work to the Supervisor.
  • Perform routine HVAC upkeep — filter changes, thermostat checks, basic troubleshooting and component repair/replacement — and flag issues requiring a licensed HVAC technician.
  • Diagnose and repair common household appliances malfunctions (refrigerators, stoves/ovens, washers, dryers, dishwashers) - and flag issues requiring a licensed appliance technician.
  • Address routine plumbing repairs and perform maintenance to help prevent leaks or system failures.
  • Occasionally handle painting, carpentry, and wall repair — patching, priming, and painting for unit turnovers, common areas, and general touch‑ups.
  • Perform lock changes, rekeying, and installation of basic security hardware.
  • Occasionally maintain cleanliness of common areas, vacant units, hallways, stairwells, and building exteriors.
  • Handle trash and recycling removal, including maintaining trash/recycling areas and bins.
  • Complete seasonal exterior maintenance, including snow/ice removal and salting as needed.
  • Support unit turnovers — punch‑list repairs, cleaning, and prep for new tenants.
  • Respond promptly to repair requests, completing work orders within timelines set by the Supervisor.
  • Maintain detailed records (photos/videos) of repairs, inspections, and maintenance activities for compliance and future reference.
  • Maintain tools, equipment, and supply inventory; alert Supervisor to reorder needs.
  • Report safety hazards, code concerns, or repairs beyond scope to the Maintenance Supervisor promptly.
  • Travel between properties in Greenpoint and North Brooklyn as assigned.
Requirements
  • 1+ years of general maintenance, handyman, or building‑porter experience; multifamily or commercial property experience preferred.
  • Strong mechanical aptitude with hands‑on experience using hand tools, power tools, and basic testing/diagnostic equipment.
  • Working knowledge of basic electrical, plumbing, HVAC, appliance repair, and carpentry, including troubleshooting electrical equipment.
  • Ability to perform electrical repairs safely preferred.
  • Experience with welding techniques is a plus but not required.
  • Valid driver's license required and car big plus, for travel between properties.
  • Reliable, punctual, and able to work both independently and as part of a team under the Supervisor's direction, managing multiple tasks efficiently.
  • Excellent, professional communication skills in English for reporting to the Supervisor and interacting with tenants;
    Spanish a plus.
  • Teachable, with a willingness to learn and follow instructions.
  • Leadership qualities that support guiding or assisting team members are a plus.
Physical Requirements
  • Ability to lift and carry up to 50 lbs.
  • Ability to climb ladders, bend, kneel, and stand for extended periods.
  • Ability to work indoors and outdoors in varying weather conditions.
