Purpose:

Facilities Technician II performs intermediate-level maintenance and troubleshooting on building systems, equipment, and infrastructure, helping maintain operational continuity and facility reliability.

Overview:

Facilities Technician II supports general facility maintenance within a fast-paced distribution and production environment. The role requires the ability to work independently on moderately complex tasks, including electrical troubleshooting, mechanical repairs, dock system work, and basic HVAC support. Tech II also mentors entry-level technicians and contributes to improved maintenance efficiency across the facility.

Responsibilities:
  • Troubleshoot and repair lighting circuits, low-voltage controls, motor circuits, and electrical distribution components (non-energized diagnostics).
  • Perform intermediate plumbing repairs including replacing valves, resealing traps, repairing flushometers, repairing leaks in copper/PVC/PEX, and installing fixtures.
  • Repair and adjust dock equipment including dock levelers (mechanical/hydraulic), door operators, safety sensors, limit switches, and dock seals/bumpers.
  • Perform HVAC support tasks including belt tensioning, motor lubrication, filter changes, coil cleaning, clearing condensate lines, and diagnosing airflow or temperature issues.
  • Diagnose and repair mechanical equipment including pumps, motors, bearings, chains, sprockets, belts, pulleys, valves, fans, and basic conveyor components.
  • Perform carpentry tasks including framing repair, plywood replacement, door adjustments, lockset installation, and minor door/operator reinforcement.
  • Support installation or relocation of equipment, electrical outlets, conveyors, racks, shelving, workstations, and facility components.
  • Conduct safety inspections (emergency exits, fire extinguishers, eyewash stations, spill kits), documenting deficiencies and escalating hazards.
  • Utilize CMMS to update work orders, PMs, asset data, and parts usage with high accuracy.
  • Mentor Facilities Technician I in troubleshooting, best practices, and proper tool usage.
  • Assist with vendor coordination by preparing work areas, escorting vendors, and verifying completion of vendor services.
  • Use intermediate diagnostic tools including multimeters, infrared thermometers, manometers, and basic HVAC gauges.
  • Support energy-efficiency improvements (lighting retrofits, sealing gaps, airflow improvements, insulation repairs).
  • Maintain compliance with all regulatory, building, OSHA, GMP, and HACCP requirements.
  • Perform other duties as assigned.

Required Qualifications:
  • High school diploma or GED required.
  • 3–5 years facility, industrial, or mechanical maintenance experience.
  • Proficiency with diagnostic tools such as multimeters, gauges, and IR sensors.
  • Intermediate troubleshooting experience across multiple trades.
Certifications

Required:
  • OSHA 10 or OSHA 30 preferred.
  • LOTO certification required.
  • Trade certifications (electrical/HVAC/mechanical) a strong plus.
Work Environment:
  • Must be able to stand for a minimum of 8 hours and maintain active for long periods of time.
  • Able to work in cold warehouse environment (36°F – 38°F).
  • Ability to stand, crouch and climb to perform repairs, use ladders, and perform various types of manual labor.
  • Ability to lift up to 50 lbs.
  • Ability to work extended hours as needed
  • Ability to work weekends and holidays as needed
