** Position Overview*
* We are seeking a Maintenance Technician to support the upkeep of a residential apartment community. This role involves responding to routine maintenance requests, apartment turnover needs, and occasional maintenance emergencies.

** Responsibilities*
* + Troubleshoot and perform basic repairs on A/C units and related components.

+ Investigate and repair plumbing issues, including leaks, loose fixtures, and clogged drains.

+ Open and repair walls or ceilings to locate and address water leaks.

+ Repair water-damaged surfaces, including spackling, sanding, and painting.

+ Recaulk tubs, showers, and other fixtures as needed.

+ Repair and adjust doors, door sweeps, and closet doors.

+ Troubleshoot appliance issues and provide repair or replacement recommendations.

+ Complete apartment turnover work, including patching walls, painting, and minor repairs.

+ Communicate maintenance findings and recommendations to Property Management.

+ Respond to maintenance emergencies and help maintain a safe, clean property.

** Qualifications*
* + Experience in apartment maintenance, building maintenance, or handyman services.

+ Working knowledge of plumbing, drywall repair, painting, appliance troubleshooting, and basic HVAC diagnostics.

+ Ability to diagnose and resolve maintenance issues independently.

+ Must provide and maintain personal hand tools necessary for daily work.

** Preferred Experience*
* + Multifamily or residential apartment maintenance.

+ Previous experience as a maintenance technician or superintendent.

+ Basic HVAC troubleshooting and repair.

** Physical Requirements*
* + Ability to lift up to 50 pounds.

+ Ability to climb ladders and work in confined spaces.

+ Frequent standing, walking, bending, kneeling, and moving throughout the property.

** Ideal Candidate*
* This position is best suited for a hands-on maintenance professional who can independently handle apartment repairs, turnovers, plumbing issues, and resident service requests while providing excellent support to residents and property management.

** Pay Details:**  $25.00 to $30.00 per hour
