We are seeking an experienced Residential Property Manager to oversee the daily operations and financial performance of a residential community while leading a dedicated team toward success.

What You'll Do Property Operations & Financial Management- Oversee the day-to-day operations of the property, ensuring maximum occupancy, resident retention, and operational efficiency.
- Analyze financial statements, revenue trends, and property performance metrics to drive profitability and achieve budget goals.
- Complete all required weekly, monthly, quarterly, and annual reports accurately and on time.
- Manage office workflow and administrative processes to maximize productivity and service excellence.
- Monitor property budgets, control expenses, and implement strategic adjustments to meet financial objectives.
- Actively participate in the annual budgeting process and ongoing financial planning initiatives.
- Approve and monitor all vendor invoices, ensuring compliance with accounting procedures and budget allocations.
- Track recurring contracts, monitor expiration dates, and coordinate renewals with leadership and facilities teams.
- Drive occupancy growth through resident retention, lease renewals, and collaboration with leasing teams.
- Oversee delinquency collections and ensure adherence to company policies and legal requirements.
- Partner with Centralized Leasing to deliver a seamless move-in experience for new residents.
- Conduct move-in and move-out inspections while ensuring proper documentation and security deposit administration.
- Build strong relationships within the local community and stay informed of market trends, competitor properties, and neighborhood developments.
- Plan and host monthly resident engagement events and community gatherings to foster resident satisfaction and community connection.
- Lead, mentor, and support on-site staff, including Assistant Managers and Leasing Consultants.
- Foster a positive, collaborative, and high-performance work environment.
- Provide coaching, training, and accountability to ensure team members achieve operational and leasing goals.
- Administer company policies and procedures across operations, accounting, maintenance, and human resources functions.
- Partner with the Maintenance Supervisor to prioritize property needs, schedule unit turns, and coordinate maintenance activities.
- Conduct regular inspections of the community to ensure exceptional curb appeal, cleanliness, and overall property condition.
- Ensure compliance with all safety regulations, OSHA standards, and company policies.
- Represent the property in legal matters related to resident accounts and housing issues when necessary.
- Respond to building emergencies and participate in an on-call rotation as required.

- High School Diploma or equivalent required.
- College coursework or degree preferred.
- Certified Property Manager (CPM) designation is a plus.
- Minimum of three (3) years of successful residential property management experience with proven performance results.
- Strong understanding of multifamily operations, budgeting, leasing, collections, and resident relations.
- Proficiency with Microsoft Office Suite.
- Experience with MRI Software is highly desirable.
- Ability to sit, stand, and walk for extended periods throughout the workday.
- Frequent use of computers, telephones, printers, and other office equipment.
- Occasional bending, stretching, reaching, and lifting associated with office and property inspections.
