Position Overview
Capano Management is seeking a skilled and experienced Assistant Residential Property Manager to join our growing team of professionals.
ResponsibilitiesAssists the Property Manager in preparing lease or rental agreements, collecting rent, preparing late notices, posting NSFs, and handling collection of NSFs. Follows through with eviction processes when necessary. Supports scheduling of leasing agents and other team members. Sends invoices for payment and maintains copies in vendor files, along with check requests and purchase orders.
Records all rent receipts in management software daily and maintains accurate bank deposit records. Tracks daily deposit records, NSF logs, delinquent reports, collection reports, and eviction reports. Sends late notices to delinquent accounts by the 6th of each month and contacts residents daily until delinquency is resolved. Notifies appropriate parties regarding unresolved delinquent accounts by the 15th of each month.
Monitors status of service requests and all apartment/bedroom turnovers. Provides problem‑solving support and ensures smooth communication with residents. Organizes and audits all leasing paperwork and files, maintains waiting lists, and updates assignment logs. Supports the DM, PM, and LC as directed by the current PM or corporate representatives. Trains new leasing consultants and issues leasing notebooks. Monitors leasing traffic reports to ensure proper follow‑up calls and information distribution.
Inspects units during scheduled inspections, skip levels, evictions, and move‑outs, keeping the Property Manager informed at all times.
Performs other related duties as directed. Maintains confidentiality of all operations, resident information, and communications. Supports Capano Management’s guidelines and policies. Arrives to work on time and prepared, and attends seminars and meetings as requested.
