Job Title: Maintenance Technician/General Maintenance
Department: Maintenance
Location: Newark, DE
Reports To: Property Manager / Maintenance Supervisor
Hours: Monday - Friday 8:00am - 5:00pm
Compensation: $22 - $28 Hourly + Benefits (based on experience and certifications)
- Perform minor building, HVAC, plumbing, electrical, and painting repairs as necessary.
- Implement preventative maintenance measures.
- Maintain inventory of repair equipment and supplies.
- Complete inspections of buildings, units, offices, and amenity space as needed.
- Respond quickly in the event of an emergency, notify appropriate personnel, and follow safety protocol.
- Perform other maintenance duties as requested.
CLEAN CRIMINAL BACKGROUND REQUIRED
Essential Duties and Responsibilities- Report directly to Maintenance Supervisor (if available on staff) otherwise to Property Manager / Assistant Property Manager.
- Responsible for maintenance and repair of mechanical equipment and building repair in a multifamily housing environment.
- Work with and repair drywall, and paint drywall surfaces.
- Perform basic maintenance tasks and general repairs including plumbing, roofing, appliance moving and repair.
- Maintain common areas and grounds of the property.
- Access and inspect property grounds by using ladders, stairwells, rooftops, confined areas, etc.
- Perform troubleshooting, repairs and preventative maintenance; renovate and prepare vacant units to move‑in condition; maintain outdoor grounds and property appearance.
- Have basic hand tools, valid driver’s license, and own transportation.
- Perform routine painting, plumbing, electrical wiring, and other related maintenance activities as needed.
- Good communication skills.
- Basic knowledge of construction and repair processes.
- Valid driver’s license, own transportation, and tools.
- High school diploma / GED required.
- Physical strength and dexterity to lift, move, and handle equipment.
- General maintenance knowledge and construction skills.
- Ability to comprehend instructions in written, oral, or diagram form.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedural manuals.
- Exhibits honesty, commitment to goal achievement, and effective relationships with colleagues.
- Self‑starter with ability to quickly adapt to new circumstances as they arise.
- Ability to prioritize tasks and follow specified procedures.
- High school diploma or GED; or at least six months related experience and/or training; or equivalent combination of education and experience.
- Valid driver’s license and own vehicle.
- Clean background required.
- Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedural manuals.
- Ability to speak effectively before groups of customers or employees of the organization.
- Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals.
- Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form.
- Ability to deal with problems and find solutions within company protocol.
Heavy lifting is required. The employee is regularly required to stand; walk; sit; use hands to finger, handle, or feel; reach with hands and arms; and talk or hear. The employee frequently is required to climb or balance; stoop, kneel, crouch, or crawl; and taste or smell. Must be physically capable of lifting a minimum of 50 pounds unassisted. Specific vision abilities required include close vision, distance vision, peripheral vision, depth perception, and ability to adjust focus.
