A Wiss Client is seeking a Commercial Lease Accountant to join their team in Middlesex County, NJ. This role is responsible for lease accounting, tenant billing, and financial reporting, with a focus on newly developed and transitioning properties. The position works closely with development, asset management, and property management teams to ensure accurate lease setup, revenue recognition, and compliance throughout the lease lifecycle.
ResponsibilitiesLease Accounting & Setup:
- Review, interpret, and abstract commercial lease agreements
- Set up new leases, amendments, expansions, and renewals
- Ensure accurate treatment of rent structures and allowances
- Partner with development teams during lease-up phases
- Track leases against pro forma assumptions
- Assist in transition to stabilized operations
- Perform CAM reconciliations and true-ups
- Monitor receivables and resolve discrepancies
- Maintain records in accordance with GAAP (ASC 842 preferred)
- Prepare monthly reports and variance analysis
- Reconcile rent rolls to general ledger
- Maintain internal controls and documentation
- Assist with revenue forecasts and budgets
- Work with development, asset, and property managers
- Bachelor’s degree in Accounting, Finance, or related field
- 3–6+ years in accounting, preferably real estate
- Experience with lease accounting and CAM reconciliations
- Knowledge of ASC 842
- Experience with Yardi, MRI, SAP, or similar
- Advanced Excel skills
Skills:
- CPA or progress toward certification
- Experience with development projects and mixed-use assets
- Familiarity with real estate pro formas
