A Wiss real estate client is hiring a Residential Controller to join their team. The Residential Controller is responsible for the full accounting, budgeting, and financial performance management of a large, multi-property residential portfolio. The ideal candidate is a real estate finance professional with deep expertise in property accounting, variance analysis, operational finance, and cross-functional leadership. This individual will drive financial discipline, elevate reporting standards, and partner closely with operations to optimize NOI and long-term asset performance.

This position is fully onsite.

Key Responsibilities:
  • Lead all financial operations for residential portfolio, ensuring timely and accurate financial reporting.
  • Oversee monthly, quarterly, and annual close processes, including journal entries, reconciliations, accruals, and financial statement preparation.
  • Ensure compliance with GAAP, internal controls, lender requirements, and company policies.
  • Serve as the primary financial partner to regional operations, asset management, and senior leadership.
  • Develop and maintain strong internal controls and accounting procedures to safeguard company assets.
  • Manage portfolio financial performance and provide strategic recommendations to improve profitability and operational efficiency.
  • Support audits, lender reporting, and regulatory compliance requirements.
  • Direct the annual budgeting process for all properties, ensuring alignment with strategic goals and operational assumptions.
  • Review and approve property budgets, providing guidance on revenue drivers, expense trends, staffing, and capital planning.
  • Develop and maintain rolling forecasts for portfolio performance.
  • Oversee monthly and year-to-date (YTD) variance analysis across the portfolio, ensuring:
    Timely distribution of financial reports, Identification of material variances, High-quality explanations from community managers, Trend-based insights and corrective action planning
  • Analyze financial trends and key performance indicators (KPIs) to support business decisions.
  • Partner with operations teams to identify cost-saving opportunities and revenue enhancement strategies.
  • Prepare and review monthly, quarterly, and annual financial reports for executive leadership.
  • Ensure accuracy, completeness, and consistency of all financial statements and supporting schedules.
  • Present financial results, risks, and opportunities to senior management.
  • Monitor portfolio performance against budgets and forecasts and recommend corrective actions as needed.
  • Provide ad hoc financial analysis and modeling to support strategic initiatives and investment decisions.
  • Lead, mentor, and develop accounting and finance team members.
  • Establish performance expectations and support professional development initiatives.
  • Foster collaboration between finance, operations, asset management, and executive leadership teams.
  • Drive process improvements, automation initiatives, and reporting efficiencies.
Qualifications
  • Bachelor’s degree in Accounting, Finance, or related field required.
  • 8+ years of progressive accounting and finance experience, preferably within multifamily residential real estate.
  • Strong knowledge of GAAP, property accounting, budgeting, forecasting, and financial reporting.
  • Experience managing large, multi-property portfolios.
  • Advanced proficiency in Microsoft Excel and financial reporting systems.
  • Strong analytical, organizational, and leadership skills.
  • Excellent communication and stakeholder management abilities.
  • Ability to manage multiple priorities in a fast-paced environment.

Salary is $140,000-$150,000
