Job Purpose:

- The Maintenance position at the Housing Authority of the City of Newark is integral to ensuring the safety, functionality, and aesthetic appeal of residential properties. The role involves performing routine maintenance tasks, addressing urgent repair needs, and contributing to the overall upkeep of the housing facilities to provide a safe and comfortable living environment for residents.

Key Responsibilities:

- Conduct regular inspections of residential properties to identify maintenance needs and ensure compliance with safety standards.  - Perform a variety of maintenance tasks including plumbing, electrical, carpentry, and painting to maintain the functionality and appearance of the housing facilities.  - Respond promptly to maintenance requests and emergencies, prioritizing tasks to minimize disruption to residents.  - Collaborate with other maintenance staff and contractors to complete larger repair projects efficiently.  

- Maintain accurate records of maintenance activities, including work orders, repairs, and inventory of supplies.  - Assist in the development and implementation of preventative maintenance programs to extend the lifespan of facilities and equipment.  - Ensure all maintenance activities comply with local building codes and regulations.  - Provide excellent customer service to residents, addressing their concerns and ensuring their satisfaction with maintenance services.##

Qualifications Required

Education:

- High school diploma or equivalent is required.  - Vocational training or certification in maintenance or a related field is preferred.

Required Experience:

- Minimum of 3 years of experience in maintenance work, preferably in a residential or housing authority setting.  - Proven experience in performing general maintenance tasks, including plumbing, electrical, and carpentry work.  

- Experience with the use of maintenance tools and equipment.

- Strong knowledge of building systems, including HVAC, plumbing, and electrical systems.  - Ability to read and interpret technical manuals and blueprints.  - Excellent problem-solving skills and the ability to troubleshoot maintenance issues effectively.  - Strong communication skills, both verbal and written, to interact with tenants and team members.  - Ability to work independently and manage time efficiently while handling multiple tasks.  

- Physical ability to perform manual labor, including lifting heavy objects and working in various environmental conditions.  - Strong attention to detail and commitment to maintaining high standards of safety and cleanliness.
