Director Of Maintenance

Our client is a medium size property management company located in Newark, NJ. The position of Director of Maintenance is established for the purpose of directing, and providing information and serving as a resource to ownership and other departments.

Responsibilities:

Supervise management team and coordinators of the department.
Ensure Company policies, standards and goals are followed and achieved.
Analyze Divisions Performance;
Adjust functions accordingly to meet the organizations requirements.
Collaborate & interface with internal and external personnel (tenants, vendors & municipal agencies) for the purpose of implementing and maintaining proper services.
Facilitates meetings and training for the maintenance team and external departments.
Monitors budgets for Division;
Ensure expenses are within budget; adhere to company approval process.
Perform field inspections to ensure proper operation of Division and company standards are met.
Performs personnel functions for Division (e.g. interviewing, evaluating, supervising, coaching, directing, training, etc.) for the purpose of maintaining adequate staffing.
Develop and/or establish policy or procedures where needed.
Ability to manage personnel of various skill sets.
Sets and maintains overall maintenance department goals, processes and procedures to accomplish company objections.
Delegates tasks and responsibilities to maintenance team in an effective, positive and efficient manner.
Ability to source, recommend, various types of contractors.
Knowledge of job costs.
Ability to troubleshoot standard/basic maintenance issues.

Requirements:

Must be Computer Literate
Must possess strong written and oral skills
10+ years in a similar management or director position.
Must have experience managing a team of varying skill sets.
Excellent interpersonal skills.
Ability to be on call 24/7
Valid and clean driver's license
